Position Summary

The Construction Manager plays a key role in overseeing the execution of projects, ensuring they are completed on schedule and within the defined scope of work. Responsibilities include conducting regular daily site visits to monitor quality control and verify that all tasks align with vendor agreements. This role focuses on facilitating clear communication with vendors and ensuring their work meets project requirements.

The Construction Manager also builds and maintains strong vendor relationships, supporting seamless project progress. They collaborate with the Project Manager on payroll and financial aspects when necessary. This position reports to the Project Manager and works closely with them on a daily basis.

Essential Duties and Responsibilities Scheduling Responsibilities
  • Convert project scope into clear, actionable work scopes for vendors as needed.
  • Plan ahead while on-site to anticipate future project needs and ensure smooth workflow.

  • Maintain an organized, up-to-date project calendar for all projects
  • Conduct weekly reviews of the schedule to confirm accuracy of timelines
  • Track deviations from the schedule and assist in identifying corrective measures to address them
  • Utilize critical path methodology when navigating priorities and urgency
  • Ensure deadlines are met, factoring in any additional work within the established timeline.
  • Provide daily on-site updates to ensure projects stay on track and avoid delays.
  • Coordinate with city inspectors on-site.
  • Offer solutions to manage time, scope, and cost challenges due to changes or delays.
  • Assist the Project Manager with various tasks as needed to support project success.
  • Proactively elevate potential issues that may impact project timelines, deliverables, or budgets.
Project Management Responsibilities
  • Act as a technical resource for project plans, specifications, RFIs (Requests for Information), and shop drawings.
  • Perform quality control inspections on materials upon delivery, ensuring accurate placement, size, quantity, and quality, and monitor workmanship during installation and completion.
  • Ensure timely delivery, proper on-site organization, and clear labeling of all project materials.
  • Take responsibility for the maintenance and condition of each property, proactively identifying and addressing any damages or issues.
  • Conduct final project walkthroughs and oversee the completion of punch lists, resolving issues throughout the project to avoid outstanding work at the punch list stage.
  • Supervise trade contractors, ensuring all work adheres to architectural and engineering specifications, as well as regulatory requirements.
  • Handle material pickups and run necessary errands as required.
  • Maintain daily communication with the Project Manager, asking questions and ensuring clear, consistent updates.
  • Take and upload daily job site photos to keep the project management software and tracker up to date.
  • Establish and nurture strong, long-term relationships with vendors.
  • Maintain safety guidelines at all times with vendors.
  • Have a working knowledge of city codes and the permitting process.
  • Strategically assess vendor placement for each project to optimize performance.
  • Manage daily vendor interactions, including morning check-ins and reminders.
  • Anticipate changes in project scope and implement necessary adjustments promptly.
  • Review and approve contractor invoices and payments weekly, consulting the Project Manager when back charges are required.
  • Halt vendor work if it doesn't meet standards and remove vendor personnel when necessary.
  • Conduct final walkthroughs with vendors to complete punch lists before issuing final payments.
  • Provide constructive feedback to vendors as needed to ensure quality work and compliance.
Problem Solving and Decision Making Responsibilities
  • Swiftly evaluate and resolve issues and complaints to keep projects on track.
  • Offer solutions that address the time, scope, and cost implications of project changes or delays.
  • Demonstrate exceptional problem-solving skills in handling sensitive or urgent matters.
  • Prioritize tasks and attention based on critical path.
