Position: Director of Development & Entitlements or Associate for a Commercial Real Estate Development Company

American Ventures () is a growing, hands‑on commercial real estate development platform focused on end‑to‑end project execution across multifamily, hospitality, retail and large‑scale land and mixed‑use investments in Central Texas. We are seeking a Director of Development & Entitlements or a high‑caliber Development Associate to join our corporate development team and play a meaningful role in shaping and executing our next phase of growth.

This position is ideal for a development professional who enjoys operating at the intersection of design, infrastructure, entitlements, and execution. The successful candidate will bring deep familiarity with the Austin metro development environment and hands‑on experience guiding projects from early concept and entitlement through infrastructure delivery and vertical construction.

You will work closely with senior leadership, consultants, municipalities, and partners, with real ownership, visibility, and the opportunity to grow alongside an expanding development platform.

Key responsibilities Project management and execution
  • Lead development projects from site identification and acquisition through construction and delivery
  • Manage budgets, schedules, consultants, and project milestones to ensure timely and successful execution
  • Coordinate with internal teams, architects, engineers, contractors, and third‑party advisors
  • Conduct regular site visits to monitor progress, quality, and compliance with approved plans
Entitlements and approvals
  • Lead zoning, land use, entitlement, and permitting efforts across multiple jurisdictions
  • Serve as the primary point of contact with cities, counties, utilities, and regulatory agencies
  • Prepare, submit, and manage entitlement applications, development plans, and supporting materials
  • Represent the company at public hearings, community meetings, and stakeholder forums
Market research and deal support
  • Evaluate market conditions, demographic trends, and competitive developments throughout the Austin metro
  • Support site selection, density analysis, and highest‑and‑best‑use assessments
  • Provide input on project positioning, design strategy, phasing, and overall development approach
Financial analysis and feasibility
  • Assist with underwriting, feasibility analysis, and pro forma development
  • Evaluate infrastructure costs, development budgets, and return metrics
  • Identify opportunities for value engineering and cost optimization while maintaining design intent and quality
Team collaboration and leadership
  • Work within a collaborative development team alongside senior leadership
  • Coordinate across civil, architectural, legal, and construction disciplines
  • Contribute to a culture of accountability, high standards, and continuous professional growth
Qualifications
  • Bachelor’s degree in Real Estate, Urban Planning, Civil Engineering, Business, or a related field; advanced degree a plus
  • 5+ years of experience in land development and/or commercial real estate development within the Austin metro area
  • Strong understanding of Austin‑area zoning, entitlement, permitting, and municipal processes
  • Experience with infrastructure design and construction, including utilities, roadways, drainage, and site development
  • Exposure to multifamily, hospitality, and mixed‑use projects preferred
  • Strong analytical skills with experience evaluating development feasibility and project economics
  • Excellent organizational, communication, and stakeholder‑management skills
  • Ability to manage multiple projects and priorities in a fast‑paced, entrepreneurial environment
