Senior Project Manager
The Senior Project Manager is responsible for leading the overall day-to-day management of assigned projects and project teams. This role oversees full project lifecycle execution — from turnover and buyout through closeout — while mentoring Project Managers and Assistant Project Managers and maintaining strong customer relationships. The Senior Project Manager plays a critical leadership role in driving profitability, ensuring safety and quality excellence, and developing future leaders within GMI.
This position requires strong operational knowledge, financial oversight, coaching ability, and a deep understanding of GMi procedures and construction practices.
- Lead assigned projects from estimating turnover through closeout, ensuring they are delivered safely, on schedule, and within budget.
- Manage project buyout, ensuring alignment between contract documents, specifications, scope, and OST/QB budgets.
- Oversee and protect project financial performance, including percent-complete tracking, labor and material audits, trend analysis, and budget alignment.
- Review contracts and approve purchase orders, change orders, vendor selections, and subcontractor invoices.
- Prepare and oversee Schedule of Values (SOV), monthly billings, change orders, and closeout documentation.
- Develop and manage project-specific Quality Control plans and verify compliance through field audits.
- Enforce GMI safety standards and partner with the Safety Director to proactively maintain safe job environments.
- Lead kickoff meetings with both internal field teams and General Contractors to align scope, budget, production goals, and sequencing.
- Coordinate manpower, equipment, and operational resources with Operations and Field leadership.
- Ensure project sequencing aligns with contract schedules and agreed-upon milestones.
- Maintain accurate trend/loading data and ensure all project documentation meets GMI standards.
- Mentor, train, and oversee Project Managers and Assistant Project Managers assigned to projects.
- Conduct employee performance reviews and provide ongoing coaching and development.
- Build and maintain strong relationships with General Contractors and clients to support repeat business.
- Identify potential risks or issues early and take decisive action to protect project outcomes.
- Ensure full compliance with contract documents, specifications, company policies, and operational procedures.
- Strong construction experience in drywall, metal framing, and acoustical ceiling trades.
- OSHA 30-hour certification (completed or enrolled).
- Proven leadership experience managing multiple projects and developing team members.
- Strong understanding of construction safety regulations and a history of safety excellence.
- Experience in project buyout, estimating practices, and cost control management.
- Thorough knowledge of construction contracts, specifications, and fiscal management principles.
- Ability to read and interpret blueprints, schematics, and technical documents.
- Demonstrated ability to negotiate vendor pricing, contract scopes, and change orders.
- Strong decision-making and problem-solving skills in complex, fast-paced environments.
- Excellent written and verbal communication skills.
- Strong organizational and time-management abilities.
- Ability to perform site inspections and approve installations.
- Proficiency in Microsoft Office and construction software systems (OST, Quick Bid, project budgeting platforms, and document management systems).
