Assistant Facility Manager (AFM)
Location:
Round Rock, TX 78682
Work Schedule:
Onsite, M-F 8:00 AM to 5:00 PM.
Reports to:
Sr. Facilities Manager.
Estimated compensation: $26.15 - $32.07 an hour.
What this job involvesThe AFM is directly in-charge of building initiatives under the direction of the Facilities Manager. The AFM's responsibilities include the implementation and execution of programs designed to ensure client and user satisfaction along with the daily management, oversight, and coordination of facility management activities. The AFM will function as liaison between the Senior Facilities Manager and other JLL personnel, our client, vendors, and contractors to ensure thorough understanding and implementation of facility management objectives.
Whatyour day-to-day will look like
- Manages and coordinates daily facility operations including HVAC, electrical, plumbing, fire/life safety systems, landscaping, and building management systems
- Requests proposals, schedules inspections, and oversees all maintenance and repairs with onsite vendors and contractors while ensuring quality customer service
- Assists Facilities Manager with annual operating budget development, management, and review of repair/maintenance proposals in accordance with JLL and client procurement policies
- Manages work order process from creation through reporting and supports invoice processing from PO creation to coding
- Conducts property tours and inspections, and provides support for move management initiatives
- Creates and edits monthly reports for work orders, budgets, initiatives, and projects
- Provides training and instruction to JLL personnel, vendors, and contractors while maintaining strong working relationships with clients to ensure occupant satisfaction
- High School Diploma or equivalent with valid driver's license required
- Minimum 3+ years of proven facilities management experience managing hard and soft services as a 3rd party provider
- Working knowledge of facility systems including HVAC, electrical, plumbing, fire/life safety systems, BMS, and water treatment
- Computer proficiency with MS Office Suite (Excel, Word, PowerPoint, Outlook), Tableau, CMMS, and Share Point
- Strong leadership and interpersonal skills to effectively collaborate with associates, clients, and vendors while delivering exceptional customer service
- Knowledge of financial and accounting principles as applied to commercial property management
- Ability to comprehend and interpret instructions, correspondence, and technical documents, and respond professionally to inquiries and complaints from clients, co-workers, vendors, contractors, and supervision
- Proficiency with computerized maintenance management systems (CMMS) such as Corrigo
- Associate / Technical degree or equivalent combination of education and experience
- Self-starter and self-directed
- Outstanding communication, presentation and analytical skills with the ability to read, analyze, and interpret technical documents
