Position Summary
The Project Manager is responsible for leading luxury custom home projects from pre-construction through final closeout. This role oversees budgeting, scheduling, subcontractor management, quality control, and client communication to ensure exceptional execution of architecturally significant, one-of-a-kind residences.
The ideal candidate brings deep experience in luxury custom home construction, a sharp eye for detail, strong financial acumen, and the ability to deliver a concierge-level client experience for discerning homeowners, architects, and designers.
Key Responsibilities
Project Leadership
- Manage multiple fully custom residential projects from pre-construction through warranty closeout
- Develop and maintain detailed project schedules, milestones, and critical path sequencing
- Lead coordination between field teams, superintendents, architects, designers, engineers, and trade partners
- Ensure all projects are delivered on time, within budget, and to luxury quality standards
- Proactively identify project risks, delays, and cost impacts and implement solutions quickly
- Own project budgets, forecasting, and cost tracking throughout the full lifecycle
- Review bids, scope sheets, and subcontractor proposals for completeness and value
- Manage allowances, selections, owner upgrades, and custom finish packages
- Prepare and approve purchase orders, subcontract agreements, and change orders
- Track committed costs, pending exposures, and variance reporting
- Partner with accounting on billing schedules, draw requests, and vendor payments
- Serve as the primary point of contact for homeowners
- Deliver a high-touch, luxury client experience with proactive communication and transparency
- Lead client meetings regarding progress, selections, design revisions, and budget updates
- Coordinate closely with architects and interior designers to preserve design intent
- Manage highly customized owner requests while balancing schedule and budget impact
- Source, qualify, and manage subcontractors and specialty artisans
- Coordinate long-lead materials, custom millwork, imported finishes, and specialty installations
- Ensure subcontractors understand scope, sequencing, and finish expectations
- Maintain strong relationships with elite trade partners and luxury vendors
- Enforce accountability for quality, safety, and schedule adherence
- Maintain exceptional craftsmanship standards throughout every build phase
- Perform regular site walks with superintendents and ownership
- Ensure all finishes align with plans, specifications, and designer intent
- Oversee punch list completion, homeowner orientation, and turnover documentation
- Manage warranties and post-close client satisfaction follow-up
- 5+ years of project management experience in high-end custom residential construction
- Proven experience managing fully custom homes
- Strong understanding of luxury materials, architectural details, and bespoke finishes
- Expertise in budgeting, forecasting, and schedule management
- Ability to read and interpret plans, elevations, details, and shop drawings
- Strong knowledge of residential building methods, sequencing, and permitting
- Experience with Procore, Buildertrend, Bluebeam, Microsoft Excel, and scheduling software
- Exceptional communication and client-facing professionalism
- Strong leadership, negotiation, and problem-solving skills
