Our client is a rapidly growing real estate investment firm focused on industrial assets across major Texas markets. Position OverviewThe Director of Asset Management will oversee the performance and execution of business plans across a multi-asset industrial portfolio throughout Texas. This individual will be responsible for driving asset-level strategy, managing operational and financial performance, overseeing leasing and capital initiatives, and partnering closely with executive leadership, lenders, and capital partners.
The role requires a hands-on leader who can seamlessly move between strategic portfolio management, financial analysis, operational oversight, and relationship management.
Key Responsibilities Asset Management & Operations- Lead asset-level business plan execution across the industrial portfolio, including leasing strategy, operational initiatives, capital projects, and value creation efforts.
- Monitor asset performance and proactively identify opportunities and risks across the portfolio.
- Oversee annual budgeting, forecasting, and cash flow management for all assigned assets.
- Partner with third-party property managers, leasing teams, and vendors to ensure operational excellence and accountability.
- Conduct regular property visits and maintain a strong understanding of on-the-ground asset performance and market conditions.
- Develop and execute leasing strategies across the portfolio.
- Participate in complex lease negotiations and strategic tenant discussions.
- Evaluate hold/sell/refinance scenarios and provide recommendations to executive leadership.
- Oversee asset management reporting for leadership, investors, lenders, and capital partners.
- Prepare clear, accurate, and decision-oriented reporting packages and portfolio analyses.
- Analyze operational and financial performance, including variance analysis and business plan tracking.
- Lead refinancing and disposition processes from strategy through execution.
- Coordinate with lenders, brokers, legal teams, and third-party consultants throughout transaction processes.
- Oversee ongoing loan compliance, reporting obligations, reserves, and lender relationships.
- Maintain a deep understanding of Texas industrial market fundamentals and emerging trends.
- Monitor capital markets and debt conditions to support strategic decision-making.
- Translate market data and operational insights into actionable portfolio recommendations.
- Manage and mentor asset management team members while helping establish scalable processes and best practices.
- Partner closely with acquisitions, accounting, finance, operations, and investor relations teams.
- Serve as a key contributor in discussions with executive leadership and external stakeholders.
- 6+ years of commercial real estate asset management experience with direct responsibility for multi-asset portfolios.
- Demonstrated experience overseeing refinancings, dispositions, and complex asset-level business plans.
- Strong financial modeling, analytical, and reporting capabilities.
- Advanced proficiency in Excel and Argus required.
- Experience managing and mentoring team members.
- Excellent communication and presentation skills with the ability to interface with senior leadership, lenders, and investors.
- Highly organized with strong attention to detail and the ability to manage multiple priorities simultaneously.
- Entrepreneurial mindset with a proactive, solutions-oriented approach.
- Bachelor’s degree in Finance, Real Estate, Accounting, Economics, or a related field preferred.
