About the Role

At Emerge Living, the Service Manager plays a pivotal leadership role in ensuring the seamless operation and upkeep of our communities. This position requires exceptional customer service skills to foster strong relationships with team members, residents, and vendors. As the backbone of the community, your ability to oversee maintenance operations while maintaining high standards is critical to our success.

What You Bring
  • Bilingual in English and Spanish preferred.
  • Experience:

    3–5 years in apartment maintenance, with a proven track record of supervisory responsibilities.
  • EPA Certification Type I and II.
  • Leadership:
    Skilled in mentoring and developing team members while ensuring compliance with local regulations through regular inspections.
  • Organization:
    Ability to collaborate with the Property Manager to establish goals, meet deadlines, and maintain operational excellence.
  • Technical Expertise:
    Fully licensed, experienced in make‑ready and vendor management. Knowledgeable in plumbing, electrical, HVAC, and other building systems, with a hands‑on approach to problem‑solving.
  • Budget Management:
    Proficient in purchasing supplies, scheduling vendor services, and adhering to budget guidelines using established procedures.
  • Adaptability:
    Flexible and open‑minded, ready to adjust to the community’s changing needs.
  • Valid Driver’s License.
What You’ll Do
  • Lead and coordinate the maintenance team to address property and apartment repairs.
  • Respond promptly and courteously to service requests.
  • Maintain an adequate supply of move‑in‑ready apartments to meet leasing demand.
  • Assist with hiring, training, and developing maintenance staff.
  • Oversee preventative maintenance programs to minimize emergency repairs.
  • Manage the maintenance department with energy and professionalism, acting as both a technical expert and resource for the property team.
  • Address resident service requests and perform routine property maintenance, ensuring timely and effective solutions.
  • Oversee the make‑ready process for vacant units, including inspections, vendor coordination, and completing maintenance tasks.
  • Maintain cleanliness and aesthetic standards across community grounds, buildings, amenities, and common areas.
  • Inspect work performed by team members and external vendors to ensure quality and compliance with standards.
  • Manage inventory of maintenance supplies and tools, working within budgetary constraints.
  • Conduct and document monthly preventative maintenance tasks.
  • Lead safety initiatives, including regular safety meetings, compliance with OSHA requirements, and maintaining updated safety records.
  • Deliver exceptional customer service by addressing resident concerns with respect, urgency, and professionalism.
