Join the NRP Group as a Maintenance Supervisor at our Austin, TX Community, The Markson.
Responsibilities- Under the direction of the Community Manager, oversee all aspects of maintenance of the community; coordinate and perform maintenance and repair services, ensure curb appeal and quality of apartment homes, respond to customer service requests, and adhere to safety policies.
- Direct and oversee all aspects of maintenance of the community; schedule and perform preventative maintenance, inspections, nighttime lighting audits, and janitorial services.
- Maintain accurate records for required reporting and record keeping per NRP policy.
- Walk the property daily to uphold curb appeal and monitor safety issues.
- Schedule and coordinate apartment turns, including assistance with resident move-outs and apartment renovations.
- Follow expense guidelines, monitor operating expenses, and recommend cost-saving strategies for the community.
- Manage inventory and storage area; purchase adequate maintenance materials for service requests and apartment turns; keep an accurate log of supplies.
- Communicate and advise the Community Manager on recommendations for capital improvements and maintenance requirements for the annual budget.
- Coordinate all contracted services; solicit and analyze bids, assess work, and track invoices to guarantee timely payment.
- Complete service requests and apartment turnovers in line with NRP policy and procedure.
- Supervise use of property golf carts and other major tools and equipment when applicable.
- Notify Community Managers with solutions for safety, liability, and preventative maintenance needs.
- Conduct and document monthly safety meetings including procedures and training; ensure use of safety equipment and adherence to MSDA.
- May occasionally assist at other properties as needed; run errands to support the property.
- Provide support for personal development, including training, coaching, and mentoring of team members; lead weekly team meetings and set goals.
- Prepare and manage work and on-call schedules for service employees; provide ongoing feedback and conduct formal performance reviews; participate in compensation discussions as appropriate.
- Adhere to company policies regarding recruitment coordination and general personnel management, while maintaining a safe and inclusive work environment.
