Overview
As a Regional Manager you will manage an assigned portfolio of residential communities, making decisions to maximize income and minimize expenses while achieving the overall objectives of the communities in your region. You will oversee financial budgeting and reporting, and lead marketing and leasing efforts for all apartment communities in your portfolio. The Regional Manager reports to a Regional Vice President or a Vice President.
Responsibilities- Manage an assigned portfolio of residential communities, maximizing income and minimizing expenses to achieve overall objectives of the region.
- Oversee financial budgeting and reporting, including preparation of budgets, monitoring monthly variances, and providing written evaluations for significant variances.
- Coordinate marketing and leasing efforts for all apartment communities in the portfolio.
- Lead, hire, train, and mentor on‑site professionals; evaluate performance and resolve conflicts.
- Represent the company to clients, employees, residents, and vendors in a professional manner.
- Provide capital improvement suggestions and approve invoices for timely payment.
- Develop high‑quality on‑site teams through effective recruitment, training, motivation, and coaching strategies.
- Previous experience as a regional manager in residential property management with supervisory/management experience is a must.
- CPM designation is a plus but not required.
- College degree desired.
- Must have a valid driver's license with an acceptable driving record and proof of automobile insurance coverage.
- Ability to travel up to 50% of the time.
- Excellent computer, verbal, mathematical, and reasoning skills.
- Strong negotiating and sales abilities.
- Strong leadership, interpersonal, and organizational skills.
- Effective time‑management skills and attention to detail.
- Knowledge of Microsoft Excel, Word, and other Office products.
- Ability to calculate figures and amounts related to real estate.
- Knowledge of Internet, email, and social media as it pertains to community marketing.
- Knowledge of property management software such as Onesite, Yardi, Real Page, Knock, Rent Cafe, Res Man, etc.
- Knowledge of business practices and principles.
- Ability to handle multiple projects and tasks and cope with stress in a composed manner.
- Ability to respect and maintain confidentiality.
- Ability to provide timely and accurate responses to clients, upper management, and corporate departments.
- Experience in developing property budgets and handling complex operational matters on a daily basis.
