Affordable Regional Manager

Avenue5 is looking for a Regional Manager to lead a dynamic team of Fivers in managing affordable housing properties. This role offers competitive compensation, career development, and oversight of new Class A assets.

• Oversee operations of multiple properties, ensuring resident satisfaction and retention.
• Manage full resident lifecycle activities such as lease administration, rental collection, and delinquency management.
• Prepare and monitor property P&L, general ledger, and annual budget and provide reports to property owners and leadership.
• Develop and execute strategic marketing plans in partnership with the marketing team.
• Ensure compliance with client and company standards, including HUD and loan assistance processes.
• Lead associate life cycle: recruit, mentor, coach, and conduct performance management.
• Ensure property cleanliness, curb appeal, and competitive market positioning through regular inspections.
• Respond to resident complaints, enforce rules, and liaise with corporate office.
• Oversee site safety, emergency evacuation plans, and risk management initiatives.
• Additional duties as assigned by management.

• High school diploma required;
  Bachelor’s degree preferred.
• Five to ten years of property management experience.
• Three to five years of direct management experience.
• Proficient in Yardi or equivalent property management system.
• State or local real‑estate license required.
• Understanding of HUD and/or loan assistance processes preferred.
• Proficiency with P&L statements, GL, budgeting, and resident rental lifecycle activities.

• Effective communication with residents, suppliers, associates, and clients.
• Ability to create a positive climate for associates through vision, coaching, and development.
• Technical clarity: relay concerns quickly and accurately.
• Strong initiative and problem‑solving skills.
• Intermediate Microsoft Office Suite knowledge.
• Organize multiple tasks and meet deadlines.
• Write clear reports and business correspondence.
• Excellent written and verbal communication.
• Strong interpersonal skills at all levels.
• Work independently and prioritize in a fast‑paced environment.
• Manage difficult or angry individuals.
• Pass Fair Housing, Diversity and Inclusion Training within 30 days of employment.

• Maintain a regular schedule, including overtime, weekends, and non‑traditional holidays.
• Travel, including overnight stays, as required.

• Office and on‑site work with typical environmental conditions.
• Exposure to variable weather, noise, vibrations, confined spaces, chemicals, electrical shock, and communicable diseases.
• Possible exposure to aggressive individuals.

• Lift, push, or pull up to 40 pounds.
• Sound and visual acuity to detect emergencies.
• Sit, stand, reach, bend, and stoop for extended periods.
• Communicate spoken instructions clearly and promptly.
• Endure stressful situations.
• Work under minimal to moderate supervision.
