Leasing Manager

The Leasing Manager is responsible for overseeing all aspects of leasing and marketing at the property. The Leasing Manager works closely with the Community Manager to set leasing goals and develop a strategic marketing plan for achieving budgeted occupancy. The Leasing Manager leads the leasing team to achieve effective leasing, marketing, and positive resident relations.

Responsibilities
  • Strategic Leasing Management: oversee leasing operations to achieve budgeted occupancy and maintain up-to-date reporting.
  • Onsite presence:
    Regular/daily onsite attendance is required.
  • Leasing and documentation: ensure leasing techniques are effective, follow-up procedures are met, leases are signed and documented, and reporting systems are accurate and up to date.
  • File audits: audit lease files to ensure adherence to policies and procedures.
  • Resident relations: address resident complaints, concerns, and requests to ensure satisfaction.
  • Resident retention: develop and implement retention programs (e.g., resident events, promotions, monthly communications).
  • Resident tours and move-ins: effectively show, lease, and move in prospective residents.
  • Marketing Management: assist in developing annual marketing plan and budget; implement marketing efforts and campaigns to generate traffic; contribute to design as needed.
  • Performance monitoring: monitor leasing/renewal progress and provide additional support where needed.
  • Events: supervise planning, preparation, and execution of leasing/renewal events as approved by the Community Manager.
  • Market knowledge: maintain property knowledge and competitive market conditions; complete weekly market survey reports.
  • Sales strategy: utilize established sales and marketing strategies to increase traffic, maintain closing ratios, and achieve occupancy goals.
  • Personnel management: assist in hiring, training, coaching, and developing on-site staff in line with company directives.
  • Team development: support ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
  • Team harmony: promote quality performance and ensure staff adherence to policies and procedures.
  • Administrative management: manage customer service and monitor service requests; oversee property appearance and timely repairs; supervise operations-related functions; optimize resource use (bids/pricing, vendor interactions).
Education/Experience
  • High School Diploma or Equivalent;
    Bachelor’s degree preferred or one year’s experience in the housing industry.
  • Ability to use on-site software and basic computer skills.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly required to remain stationary for prolonged periods and communicate with others.
  • Ability to ascend/descend ladders, stairs, scaffolding, and move between worksites; operate vehicles as needed; perform tasks under various conditions.
  • May be required to lift/carry up to 25 lbs; work overtime, weekends, or night hours as needed for emergencies or business needs; exposure to environmental conditions and chemicals.

Salary Range

$25 per hour to $30 per hour
