Facility Services Operation Manager Position Summary

The Facility Services Operation Manager is responsible for leading the building maintenance organization, which ensures the safe, reliable, and cost-effective operation of office buildings, site infrastructure, and utility systems. This role involves overseeing employees and contractors to maintain preventive maintenance, emergency response, regulatory compliance, quality standards, and continuous improvement initiatives that facilitate uninterrupted business operations.

Role and Responsibilities

Here’s What You’ll Be Responsible For:

Leadership and Team Management
  • Lead, coach, and develop a team of maintenance technicians, engineers, and contractors.
  • Set performance expectations, conduct evaluations, and implement development plans.
  • Manage workforce planning, scheduling, and staffing to ensure adequate 24/7 coverage.
  • Foster a strong culture of safety, accountability, teamwork, and customer service.
Maintenance Operations
  • Direct preventive, predictive, and corrective maintenance activities for building systems and infrastructure.
  • Prioritize work orders and allocate resources to meet operational and business needs.
  • Ensure timely response to equipment failures, facility emergencies, and customer requests.
  • Monitor maintenance performance metrics such as downtime, backlog, and schedule compliance.
Reliability and Quality Improvement
  • Drive root cause analysis and corrective actions for recurring failures.
  • Establish maintenance quality standards and auditing processes.
  • Implement reliability-centered maintenance and continuous improvement initiatives.
  • Partner with engineering to improve system performance and equipment life cycle management.
Safety and Regulatory Compliance
  • Ensure compliance with Occupational Safety and Health Administration, Environmental Protection Agency, fire codes, and company standards.
  • Enforce lockout/tagout, confined space, hot work, and contractor safety procedures.
  • Lead safety inspections, incident investigations, and corrective action programs.
  • Maintain documentation required for audits and regulatory inspections.
Contractor and Vendor Management
  • Select, supervise, and evaluate contractors and service providers.
  • Manage service agreements and ensure compliance with scope, quality, and safety requirements.
  • Review contractor performance and implement corrective actions as needed.
  • Coordinate specialized services and emergency support.
Budget and Cost Management
  • Develop and manage operating and capital budgets.
  • Track spending and forecast financial requirements.
  • Identify cost reduction opportunities through optimization, standardization, and energy-saving projects.
  • Prepare business cases and justifications for headcount and capital investments.
Capital Projects and Facility Improvements
  • Support renovations, infrastructure upgrades, and expansion projects.
  • Coordinate maintenance requirements during construction and commissioning.
  • Ensure projects meet reliability, maintainability, and safety standards.
Customer and Stakeholder Support
  • Serve as the primary contact for facility-related issues affecting employees and operations.
  • Communicate priorities, status, and risks to leadership and business partners.
  • Maintain strong partnerships with engineering, operations, EHS, security, and finance.
Emergency Response
  • Lead response and recovery efforts for utility failures, weather events, and facility emergencies.
  • Develop contingency plans and ensure team readiness for critical incidents.
Skills and Qualifications

Here’s what you’ll need:

Education
  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Facilities Management, Construction Management, or a related technical field preferred.
  • Equivalent combination of education and relevant experience may be considered.
Experience
  • Minimum 8-12 years of progressive experience in facilities operations, building maintenance, or industrial plant maintenance.
  • Minimum 35 years of leadership experience managing maintenance teams, supervisors, and contractors.
  • Experience supporting critical manufacturing environments, semiconductor facilities, or large commercial campuses preferred.
