Job Overview
The General Manager has complete charge of the day‑to‑day operation of a first‑class, luxury condominium complex. The role ensures operation, maintenance, management, cleaning, sanitation, renewal, replacement, care and upkeep of the Common Areas as described in the Condominium Association Documents, and all property of the Condominium Association. The General Manager enforces compliance with the Rules and Regulations, builds great relationships with owners, tenants, contractors, vendors and employees, works a flexible schedule, and is on call to the Board and employees 24/7 for emergencies.
YourResponsibilities Administrative
- Negotiates contracts with third parties for work and monitors performance.
- Communicates weekly on community issues, resident concerns, status of units, new residents and closings.
- Maintains accurate inventory of all furniture, fixtures, equipment and supplies.
- Prepares preventative maintenance schedule and updates as requested.
- Enforces Rules and Regulations and ensures compliance with all applicable laws.
- Supervises the Assistant Community Manager and assists with collections.
- Maintains on‑site Certificates of Insurance.
- Prepares notices, proxies, ballots and meeting packets.
- Ensures accuracy of individual unit files and maintains correspondence records.
- Establishes a proactive human resource function with HR Director.
- Recruits, interviews, hires and discharges personnel.
- Assesses and reviews job performance of subordinates on an ongoing basis.
- Applies proper employee coaching, counseling and disciplinary procedures.
- Oversees training and development of all subordinates.
- Approves personnel schedules, monitors attendance and timecards.
- Directs activity of all assigned personnel.
- Maintains accurate payroll records and ensures timely checks.
- Conducts yearly performance reviews and departmental meetings.
- Creates an environment that provides employees with tools and resources for exceptional customer service.
- Prepares Annual Budget and Five‑year Capital Improvement Plan for Board approval.
- Approves expenditures and seeks Board approval for high‑value items.
- Ensures monthly expenditures remain within budgetary guidelines.
- Reports variances in monthly Financial Critique to the Board.
- Assists with audits and distributes audited financial reports.
- Verifies Other Revenue and prepares financial correspondence.
- Ensures good safety practices for all stakeholders.
- Ensures compliance with OSHA general safety rules and regulations.
- Maintains Building Access Control procedures at all times.
- Ensures entry points are properly manned or secured.
- Trains staff on Access Control procedures.
- Verifies timed entry and key control procedures.
- Maintains proper paperwork trail for unit key exchanges.
- Maintains a clean, neat and professional appearance and work environment.
- Understands Building Safety Procedures and emergency roles.
- Co‑ordinates unit renovations with Facilities Manager and contractors.
- Enforces Employee Manual rules and regulations.
- Delegates tasks and coordinates functions for effective accomplishment.
- Manages decision‑making, short‑ and long‑range objectives, and takes personal initiative.
- Directs operations by implementing strategies that align with First Service’s mission and exceed residents and employees’ needs.
- Seeks continuous improvement in expense, upgrades and value.
- Bachelor’s Degree from an accredited university or equivalent experience in condominium, hotel, or commercial building management.
- Minimum five (5) years of managerial experience in budgeting, expense control, personnel supervision and building management.
- Strong knowledge of customer service principles, technical procedures, leases, regulations or documents.
- Strong interpersonal, time‑management and customer service skills.
- Reasonable and predictable attendance.
As a full‑time associate, you will receive comprehensive benefits including multiple medical plans, dental, vision, paid holidays, time‑off benefits, and a 401(k) plan with company match. Occasional travel may be required for training and company functions.
Compensation$110,000 – $120,000 per year.
