The Part‑Time Leasing Professional is the property’s sales representative whose primary duties are to greet prospects, present professionally the features and benefits of the assigned community, and properly secure lease agreements from qualified persons. A Leasing Professional is very service‑oriented and strives to make current & prospective residents feel welcome and comfortable in their community. Note this is a part‑time position.
Dutiesand Responsibilities
Conduct all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, and all other applicable federal, state, and local laws.
Marketing / Leasing- Maintain a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents and current residents meet.
- Inspect models and “market ready” vacancies daily to ensure cleanliness.
- Answer incoming phone calls and handle each call accordingly, whether it is a prospect call, resident, service request, etc. Transfer calls to the Assistant Community Manager or Community Manager when appropriate. Record calls in a permanent place for quick future reference.
- Greet prospective residents, qualify, determine needs and preferences, and professionally present the community and specific apartments while communicating features and benefits.
- Maintain awareness of local market conditions and trends. Contribute ideas to the Community Manager for marketing the property and improving resident satisfaction.
- Correctly complete all lease applications, assist with application verification, and notify prospective residents of results. Create miscellaneous resident communication as needed.
- Complete all lease paperwork including related addenda and accept rents and deposits.
- Complete Guest Card information for all prospects in Yardi, send thank‑you notes, emails and perform follow‑up, and enter information in Yardi.
- Physically inspect property when on grounds, pick up litter, and report any service needs to staff. Inspect move‑outs and vacancies.
- Inventory office supplies on a periodic basis. Report needs to the Community Manager. Organize and file appropriate reports, leases, and paperwork.
- Attend company meetings when requested.
- Willingly participate in any training provided on‑site or off‑site.
- Assist the Community Manager and Assistant Community Manager in preparation of daily and weekly reports, resident communications, move‑out inventory, market surveys, etc.
- Perform comparative marketing surveys per company policies.
- Perform any additional duties assigned by the Community Manager, Assistant Community Manager or Regional Property Manager (RPM).
Position requires good leasing and closing skills, must be able to type 30 WPM and be organized. Bilingual (Spanish) preferred. Computer skills:
Word, Excel, Outlook, and Yardi or other similar programs. Office equipment: computer, telephone, calculator, copy machine, fax machine, and key machine.
