Essential Job Functions

As the Junior Acquisitions Manager with our client, you will be relied upon for researching distressed single-family real estate opportunities and creating conversations with property owners through consistent outbound outreach. Your goal will be to identify motivated sellers, build trust and rapport, understand their situation, and guide them through an efficient process with the intent of purchasing their property. You will maintain detailed notes, activity, and next steps in the company CRM and will be measured on daily and weekly KPIs related to outreach, pipeline progression, and closed deals.

This role is ideal for someone who enjoys detailed research, structured goal setting, and relationship-based sales. If you have strong customer service or sales skills and an interest in real estate investing, this will be a great opportunity for you. With strong performance, this position can evolve into a full Acquisitions Manager role with greater responsibility and earning potential.

Position Responsibilities

  • Conduct detailed research to identify and prioritize distressed real estate properties and likely motivated sellers within assigned markets.
  • Make consistent outbound calls, texts, emails, and other outreach to property owners to generate acquisition opportunities and build a qualified pipeline.
  • Build rapport and trust with sellers by practicing active listening, asking thoughtful questions, and understanding motivations and timelines.
  • Qualify leads by gathering key property details, seller goals, condition notes, occupancy status, and other factors needed to evaluate an offer.
  • Present the client’s process clearly and professionally while managing seller expectations and maintaining a high standard of customer experience.
  • Collaborate with the acquisitions and leadership teams to evaluate opportunities, determine deal strategy, and support offer decisions.
  • Make offers under provided guidance, follow up persistently and professionally, and negotiate terms to reach mutually beneficial agreements.
  • Drive deals through the pipeline from initial contact to contract execution by maintaining momentum, addressing concerns, and coordinating next steps.
  • Maintain accurate and timely CRM updates including call notes, research findings, follow-up tasks, offer details, and pipeline stage changes.
  • Consistently meet or exceed KPIs related to outbound activity, lead-to-appointment conversion, offer volume, contract volume, and other performance metrics.
  • Perform other duties as required or assigned which are reasonably within the scope of the position responsibilities.

  • Strong comfort with outbound communication and a willingness to engage in new conversations daily.
  • Coachable mindset with the desire to learn real estate investing, negotiation fundamentals, and acquisition best practices.
  • Highly organized and detail oriented with the ability to perform research, track follow-ups, and manage a pipeline effectively.
  • Excellent communication skills with the ability to build trust quickly and communicate professionally by phone, text, email, and CRM.
  • Self-motivated, goal oriented, and able to take initiative without needing constant direction.
  • Ability to handle rejection, stay resilient, and maintain consistent effort toward daily activity goals.
