The Construction Team at Kairos Living is seeking a highly motivated, positive individual with excellent organizational and communication skills, that can contribute to the success of the Construction Team. The position will have frequent interaction with Residents and multiple departments at the firm.

In this role, you will drive renovation projects from initiation through completion—coordinating vendors, managing timelines, tracking costs, and removing roadblocks to keep properties moving toward market-ready status. Speed, accountability, and execution are the expectations, not the exceptions.

The right candidate brings a working knowledge of residential construction and a track record of getting things done. You treat vendor relationships as a competitive advantage—earning trust, setting clear expectations, and holding partners accountable to results. When plans change, you adapt quickly and problem-solve creatively rather than waiting for direction. You’ll collaborate closely with acquisitions, leasing, and finance teams and must be comfortable operating across different work styles and moving at the pace our portfolio demands.

Responsibilities
  • Drive day-to-day renovation activities with urgency, keeping projects on schedule and flagging blockers before they become delays
  • Coordinate marketing photo scheduling at renovation completion to minimize vacancy days and accelerate lease-up timelines
  • Maintain real-time visibility into vendor bids, project progress, and communications using internal systems—ensuring nothing falls through the cracks
  • Own repair requests and unit turns end-to-end, holding vendors to budget and timeline commitments and escalating when needed
  • Match the right vendor to each job, conduct proactive follow-up, and hold partners accountable to quality and completion standards
  • Build and maintain strong vendor relationships—communicating proactively, providing clear direction, and resolving issues decisively to keep projects on track
  • Coordinate with utility vendors to ensure timely setup and accurate billing ahead of occupancy
  • Partner with acquisitions and leasing to ensure newly acquired and turn properties move seamlessly into marketing—eliminating handoff delays and protecting lease-up velocity
Desired Experience / Skills
  • 2+ years of property management, construction coordination, or field operations experience; SFR or BTR background is a plus
  • Exceptional attention to detail with the ability to manage multiple active projects simultaneously without losing urgency on any of them
  • Proficiency in Microsoft Excel for tracking and reporting; experience with property management platforms is a plus
  • Experience with Yardi Voyager or similar platforms preferred but not required
  • Relentless self-starter who finds creative solutions to obstacles and takes full ownership of outcomes—not just tasks
  • Excellent verbal and written communication skills; proven ability to build trust with vendors, residents, and internal partners and to use those relationships to drive results
  • Skilled at prioritizing competing demands in real time and coordinating multiple work streams without sacrificing quality or pace
  • Demonstrates creative, logical problem-solving; adapts quickly when conditions change and takes clear ownership of outcomes rather than waiting for someone else to solve the problem
