Assistant Property Manager – Leasing Focus
A privately held multifamily investment and management company seeking an energetic and customer-focused Assistant Property Manager – Leasing Focus to join our team. This position is ideal for an experienced leasing professional looking to grow into a management role. The Assistant Property Manager – Leasing Focus serves as the operational leader for leasing, resident relations, and occupancy performance while also supporting the Property Manager in the day-to-day operations of the community.
Leasing& Occupancy
- Lead all leasing activities and maintain high closing ratios.
- Respond promptly to all phone, email, and online leasing inquiries.
- Conduct apartment tours and effectively close new leases.
- Manage the prospect pipeline and ensure all leads receive timely follow-up.
- Oversee leasing goals, occupancy targets, and traffic conversion metrics.
- Monitor market conditions and perform competitor surveys.
- Develop and implement outreach marketing and resident referral programs.
- Coordinate and execute resident retention initiatives and renewal campaigns.
- Assist with social media marketing and online reputation management.
- Assist the Property Manager with daily operations of the community.
- Maintain accurate resident and prospect files in property management software.
- Prepare lease documents, renewals, notices, and other resident correspondence.
- Manage resident accounts and assist with collections and delinquency follow-up.
- Process applications and ensure compliance with screening requirements.
- Coordinate move‑ins and move‑outs and conduct inspections as needed.
- Respond promptly and professionally to resident concerns and service requests.
- Assist with invoice processing, expense tracking, and monthly reporting.
- Ensure compliance with Fair Housing laws and company policies.
- Assist in supervising and training leasing staff and office personnel.
- Support special projects and additional duties as assigned.
- Minimum of 2 years of multifamily leasing experience required.
- Previous Assistant Property Manager experience preferred but not required.
- Strong sales and closing abilities with a proven leasing track record.
- Experience with renewals, collections, and resident relations.
- Excellent customer service and communication skills.
- Strong organizational and time‑management abilities.
- Proficiency in Microsoft Office and property management software.
- Ability to multitask in a fast‑paced environment.
- Working knowledge of Fair Housing laws and multifamily operations.
- Professional appearance and positive attitude.
- Enjoys leasing and interacting with residents.
