Purpose / Summary Of Position HPI is seeking an Industrial General Manager to be responsible for the direct management and oversight of assigned real estate assets with the goals of maximizing the asset value for the property owners while maintaining excellent tenant relations. Responsible for managing the Property Management staff, overseeing a significant portfolio of properties, and serving as a point person for third-party relationships.
Requirements Priority functions / Responsibilities
- Oversee all property operations.
- Serve as the point person for the portfolio, work directly with the clients, partners, and investors.
- Resolve property management issues.
- Full responsibility for the financial performance of the portfolio.
- Ensure adherence to owners’ policies and procedures.
- Partner with Leasing professionals to resolve leasing issues and support leasing objectives.
- Supervise the property management staff, as well as third-party vendors.
- Maintain personal contact with property owner(s) and tenants.
- Monitor lease expirations and work with leasing team to maximize tenant retention.
- Develop and implement operating and capital budgets.
- Calculate, assemble, and process operating expense reconciliations.
- Establish AR/AP guidelines, track performance and monitor recovery process.
- Ensure compliance with management agreements.
- Coordinate property/owner teams including property management, accounting, marketing, and construction.
- Competitively bid service contracts annually and all other services as needed.
- Manage vendors and contract compliance.
- Conduct routine property inspections to prevent/identify problems and exposures.
- Coordinate insurance procurement, electricity procurement, and real estate tax review processes for properties.
- Assure optimal functioning of all building systems.
- Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.
- Monitor cash flow and cash requirements in conjunction with Property Manager to ensure efficient use of cash.
- Provide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategy.
- Participate in leasing and client team meetings and ensure effective communication between leasing and property management team members to achieve client’s goals and objectives.
- Successfully operate in a professional office environment using standard office equipment.
- 7+ years of progressive property management experience with supervisory responsibility
- Strong written and verbal communication skills
