Operating Engineer -  Monday - Friday, 3pm - 11pm
What this job involves:  The Operating Engineer has wide-ranging responsibilities for the electrical and mechanical systems at assigned buildings, including but not limited to the following:
System Management & Monitoring
- Maintain and update current Maximo CMMS information for all building operating systems
Monitor client Building Management System and respond to system alerts
Perform site inspections and monitor equipment alarms
Maintenance & Operations
- Perform preventive maintenance on various operating systems including HVAC, Electrical, Plumbing, and Fire Life Safety
Respond to online service requests, ensuring work is performed professionally, efficiently, and with minimal disruption to the client
Assist with MEP installations of new and/or replacement equipment as required
Emergency Response & Support:
Respond effectively to emergencies and support after-hours building-related activity as requested
Communicate with onsite building personnel and vendor partners to ensure incidents are addressed promptly
Inventory & Documentation:
Maintain inventory of parts and equipment, submitting replacement requests as necessary
Document all maintenance activities and system performance in accordance with company standards
Physical Demands -  The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job:
Must be able to stoop, stand, climb, and frequently lift at least 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
Education/Preferred Skills

Required:

High School diploma or GED equivalent
Two years of trades schooling in electrical system design, refrigeration, and HVAC
Proficiency with office computers and web applications (MS Outlook, Internet Explorer, Word, Excel)
Preferred:
Experience and knowledge of HVAC, Mechanical, Electrical, Plumbing, and Fire Safety Equipment
Ability to analyze the operation of various MEP systems, determine the cause of problems/malfunctions, and take corrective action as required
Strong customer service skills
Highly motivated self-starting team player with excellent communication skills and hands-on mechanical inclination
