Job Description: In‑House Painter
Job SummaryArbor Properties, a leading multifamily management company in Central Texas, is seeking an experienced In‑House Painter to join our team. The ideal candidate will be responsible for maintaining and enhancing the appearance of our apartment communities through high‑quality painting work, ensuring a fresh and welcoming environment for new and existing residents.
Essential Job Functions- Assist lead painter and maintenance staff in preparing apartment units for move‑ins and turnovers
- Support surface repair work by helping float, sand, and patch walls to correct imperfections such as cracks, holes, and minor drywall damage
- Aid in the application of spray textures (e.g., orange peel, knockdown) under the guidance of experienced team members
- Prepare work areas by masking, taping, and covering furniture, flooring, and fixtures to protect from dust, debris, and overspray
- Clean and prep surfaces prior to painting or texturing, including light sanding, dust removal, and minor cleaning
- Mix materials, clean tools, and help maintain painting and texturing equipment in good working order
- Transport and organize supplies and materials to support efficient job completion
- Follow instructions from lead painters or supervisors and assist in maintaining safety and cleanliness of the worksite
- Demonstrate willingness to learn repair techniques and spraying methods through on‑the‑job training
- Exhibit strong teamwork by supporting turnover and maintenance teams as needed
- Adhere to all safety guidelines, including proper use of personal protective equipment (PPE)
- Maintain a respectful and professional attitude toward residents and coworkers
- Some experience in painting, construction, or general maintenance preferred, but not required
- Ability to take direction and work in a team‑oriented environment
- Strong work ethic, attention to detail, and commitment to quality
- Ability to lift materials, stand for extended periods, and perform physical tasks
- Reliable and punctual with good communication skills
- High school diploma or equivalent
- Valid driver’s license and reliable transportation
- Ability to lift and carry up to 50 lbs.
- Comfortable working on ladders and scaffolding
- Flexibility to work varying schedules, including weekends when necessary
- Strong communication skills and customer service orientation
- Willingness to follow instructions and adhere to company standards
- Required to provide own (industry‑specific) hand tools
- Basic computer skills/knowledge required to perform job functions
- Ability to work with a diverse group of people and customers
- This is a full‑time position. Some overtime may be required
