The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. The role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The technician ensures the safety and cleanliness of the property, maintains amenities, responds to maintenance requests promptly and professionally, supervises outside contractors, maintains inventory, and ensures compliance with all relevant policies and regulations.

• Maintenance and Repairs - Perform daily maintenance tasks and diagnose/repair issues in HVAC, electrical, plumbing, and other areas; respond to maintenance requests promptly.
• Property and Amenity Maintenance - Maintain pool, hot tub, and other amenities; ensure safety and cleanliness of buildings and grounds; maintain exterior property for curb appeal.
• Preventative Maintenance and Inspections - Schedule and document preventative maintenance and apartment turns; conduct regular inspections of common areas and equipment.
• Supervision and Coordination - Supervise duties and outside contractors in the absence of the Maintenance Supervisor; coordinate move-ins and move-outs.
• Safety and Compliance - Assist with safety meetings and compliance with policies and regulations; report potential liabilities and ensure property compliance.
• Inventory and Supplies Management - Maintain inventory and assist in purchasing materials and supplies.
• Resident and Community Engagement - Participate in resident functions and assist with posting notices.

• Education and Certifications - High school diploma or equivalent; HVAC-EPA Type II or EPA Universal license;
  Certified Pool Operator license;
  Valid driver’s license.
• Experience - 2+ years in property maintenance or a related field; experience supervising contractors preferred but not required.
• Skills and Competencies - Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances; ability to read, write, understand, and communicate in English; ability to work independently and as part of a team; strong organizational and time management skills; knowledge of safety regulations and compliance requirements; general computer skills including operating a mobile device; superior customer service skills including the ability to manage difficult customers and/or situations;
  
  ability to be on-call for after-hours emergencies; ability to work a flexible schedule to include weekends, evenings and holidays.

Estimated rate of pay: $26.04 - $29.12 per hour. This position is non-exempt; the range reflects hourly rates.
