About the RoleThe Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. The role involves diagnosing and repairing HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. The position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations.
WhatYou’ll Do
- Maintenance and Repairs – Perform daily maintenance tasks and diagnose/repair issues in various areas.
- Property and Amenity Maintenance – Maintain pool, hot tub, and other amenities; ensure safety and cleanliness of buildings and grounds; maintain exterior property for curb appeal.
- Preventative Maintenance and Inspections – Schedule and document preventative maintenance and apartment turns; conduct regular inspections of common areas and equipment.
- Supervision and Coordination – Supervise duties and outside contractors in the absence of the Maintenance Supervisor; coordinate move‑ins and move‑outs.
- Safety and Compliance – Assist with safety meetings and compliance with policies and regulations; report potential liabilities and ensure property compliance.
- Inventory and Supplies Management – Maintain inventory and assist in purchasing materials and supplies.
- Resident and Community Engagement – Participate in resident functions and assist with posting notices.

What You’ll Need- Education and Certifications
- High school diploma or equivalent required.
- HVAC‑EPA (TypeII) or EPA Universal license is required.
- Certified Pool Operator (CPO) license is required.
- Valid driver’s license is required.
- Experience
- 2+ years of experience in property maintenance or a related field.
- Experience supervising contractors preferred but not required.
- Skills and Competencies
- Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances.
- Ability to read, write, understand, and communicate in English.
- Ability to work independently and as part of a team.
- Strong organizational and time‑management skills.
- Knowledge of safety regulations and compliance requirements.
- General computer skills including operating a mobile device.
- Superior customer service skills, including managing difficult customers or situations.
- Ability to be on‑call for after‑hours emergencies.
- Flexibility to work a schedule that includes weekends, evenings, and holidays.
Estimated Rate of Pay: $26.04 – $29.12 per hour (non‑exempt position). The range reflects hourly rates based on skills, experience, location, and job complexity. It is a base rate only and does not include allowances, perks, commissions, or bonuses.
