Maintenance Lead
Apartment Lead Maintenance – Austin, TX
- Full-time
Apply maintenance skills and customer service skills to ensure overall maintenance of the properties to ensure that all physical aspects of the properties meet all applicable laws as well as the company’s established standards. Troubleshoot and repair all aspects of the property and its units; plumbing, electrical, heating/cooling, carpentry, appliances, painting, drywall, etc. Work may be performed independently or as part of the maintenance team.
This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunities. Reports to the Property Manager.
- Troubleshoot work orders daily for residents, prioritizing the service requests and ensuring they are completed in a timely fashion.
- Prepare vacant units for new residents, ensuring that the units meet the company standards/checklist.
- Ensure the exterior grounds of the property and pool maintenance are kept clean daily.
- During weather freeze warnings or winter storms, ensure all preventative measures are taken.
- Conduct a walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
- Prepare for inspections and schedule outside contractors for projects, when necessary.
- Be available for quick response per company policy for on-call duties as required.
- Attend staff meetings as required or requested.
- Manage upkeep to ensure sweeping, mopping, and vacuuming floors in communal areas are done, and manage the disposal of trash found in communal areas.
- Painting communal areas and exterior walls.
- Tracking inventory to ensure that you have adequate maintenance supplies.
- Ensuring that fire extinguishers, hydrants, alarms, and emergency exits always remain in excellent working condition.
- Provide daily updates on progress and daily maintenance operations to Property Manager
- Must have own tools and HVAC Gauges
- Other responsibilities as assigned by Property Manager or as requested by the corporate team.
- Administrative Skills – the ability to understand the Company’s policies and procedures, track materials used for inventory purposes, and sign-in/sign-out unit keys.
- Analytical Skills – the ability to draw conclusions and examine alternatives when approaching a maintenance request, the ability to read blueprints if needed, the ability to consider alternative methods/materials if necessary are unavailable.
- Communication/Language Skills – the ability to read and comprehend warning labels and service requests, the ability to effectively communicate with residents and other property staff.
- Creative Skills – the ability to find the most efficient way to complete a task, continuously look for ways to retain residents, and improve the property within budget requirements.
- Computer Skills – Outlook, Appfolio (we will train), Online ordering of maintenance supplies, etc.
- Leadership Skills – Have a can-do attitude, the ability to show confidence in work, and train and motivate others.
- Manual Skills – cleaning, groundskeeping, and removing snow when needed.
- Appliance Repair– Troubleshooting and repair of parts, cleaning lint screen in washer/dryer, pumps, transmission, water heater troubleshooting repair, and replacement.
- Carpentry – Proper use of hand and power tools, cabinetry, door hanging, to include installing hardware, closers, hinges, drywall repair and replacement, window repair, door repair or replacement, and replacement of shelving installation.
- Electrical – Able to replace outlets, switches, light fixtures, circuit breakers, photocells, ballasts, understand and use basic test equipment, and have knowledge of fire and security system operation.
- HVAC– Filter changes, coil cleaning, pump replacement, ability to troubleshoot using schematics and wiring diagrams, maintaining a type II EPA certification
