Apex Multifamily · $18–$25/hr, 1099 contract

The work
We turn and renovate apartment units. We need a contractor who can take an empty unit and hand it back rent-ready without three other trades following behind you.
If you can float a wall to Level 4, match the texture, cut a clean line, set a cabinet run plumb and level, and swap a faucet and a GFCI without calling anyone — we want to talk.
What you'll be doing
Drywall & finish
Patches, full sheet replacement, blowouts, water damage, corner bead
Tape and float to Level 4 — smooth, no tool marks, ready for primer
Texture matching: orange peel, knockdown, splatter, skip trowel, smooth
Level 5 skim coat when the scope calls for itPaint
Caulk, patch, spot prime, prep
Cut and roll walls, ceilings, trim, doors — clean lines, no holidays
Match property sheen and color standards
Brush, roll, and spray; mask and protect; leave it clean
Cabinets & trim
Hang wall and base cabinets to a laser line — level, plumb, shimmed, fastened to framing
Scribe fillers, panels, light rail, and toe kick to out-of-square walls
Doors, drawers, slides, hinges, hardware set to consistent reveals
Base, casing, shoe, and pre-hung doors
Plumbing fixtures (like-for-like)
Set and reset toilets, wax rings, supplies, angle stops
Faucets, sinks, traps, tub and shower trim, disposals, dishwasher hookups
Test everything, no leaks, caulk and seal Electrical devices & fixtures (like-for-like)
Receptacles, switches, dimmers, GFCI/AFCI, plates
Light fixtures, vanity bars, exhaust fans, ceiling fans on existing rated boxes
Smoke and CO detectors
Kill the breaker, test it, check polarity and ground — every time
What we don't ask you to do: new circuits, panel work, rough-in plumbing, gas, water heaters, HVAC refrigerant, or anything needing a permit. That goes to a licensed trade.
What you bring3+ years multifamily turns, renovation, or residential finish work Complete tool inventory — drywall and finish tools, texture hopper and compressor, paint kit and sprayer, cordless drill/impact, laser level, miter saw, nailer, jigsaw, hole saws, basin wrench, testers, ladders, shop vac, PPEReliable truck or van that hauls 12' sheets and cabinet boxes, with lockable storage
Valid license, commercial auto insurance, and general liability ($1M/$2M) — or the ability to get it before you startW-9, and workers' comp or a valid state exemption on file Background check
Ability to lift 75 lbs, work overhead, and work off ladders and stilts
Nice to have: bilingual English/Spanish, OSHA 10/30, EPA RRP lead-safe certification, Level 5 skim capability, a helper you can bring on bigger scopes.
