Summary The Professional Land Surveyor (PLS) leads and oversees surveying services supporting land development, infrastructure, and public and private improvement projects. This role is responsible for ensuring compliance with regulatory requirements and providing technical expertise related to boundary determination, mapping, right-of-way acquisition, and entitlement support.
The PLS collaborates with engineers, planners, public agencies, and clients to support project planning and execution. This position requires advanced technical knowledge, strong professional judgment, leadership capability, and the ability to manage multiple priorities while maintaining accuracy, quality, and regulatory compliance.
Essential Job Functions Survey Project Leadership & Technical Oversight- Serve as Surveyor of Record and maintain responsible charge over assigned surveying work.
- Lead surveying tasks for land development, infrastructure, and boundary related projects.
- Provide technical direction and guidance to project teams and field crews as necessary.
- Review survey data, calculations, maps, and reports for accuracy, completeness, and compliance.
- Coordinate survey deliverables with engineers, planners, and project managers.
- Support project planning, scheduling, and workload coordination.
- Perform and oversee boundary analysis using historical research, field evidence, and professional judgment.
- Interpret deeds, title reports, easements, subdivision maps, and legal descriptions.
- Prepare and review Records of Survey, plats, exhibits, and legal descriptions.
- Resolve boundary questions and provide professional interpretation of property rights.
- Support entitlement, right-of-way, and legal survey needs.
- Support land development and entitlement processes through mapping, analysis, and agency coordination.
- Prepare and review subdivision, parcel, and final maps in compliance with applicable regulations.
- Prepare right-of-way and easement exhibits and legal descriptions.
- Coordinate with engineers, planners, developers, agencies, and right-of-way professionals.
- Provide surveying expertise during feasibility, planning, design, and approval phases.
- Support and oversee field survey operations including boundary, topographic, control, and construction staking surveys.
- Ensure proper field procedures, safety practices, and data integrity.
- Review and process survey data from GNSS, total station, LiDAR, and other survey technologies.
- Maintain accurate survey records, control networks, and mapping databases.
- Apply quality control standards to ensure compliant and accurate deliverables.
- Collaborate closely with project teams, clients, and agencies to support project success.
- Provide technical mentorship and informal guidance to survey staff and technicians.
- Support knowledge sharing, training, and best-practice development within the survey team.
- Contribute to proposal development, scope definition, and technical input as requested.
- Represent the firm professionally in meetings and technical discussions.
- Minimum of 5–10 years of progressively responsible land surveying experience.
- Demonstrated experience leading survey projects.
- Bachelor’s degree in Surveying, Geomatics, Civil Engineering, or related field, or equivalent experience.
- Active Professional Land Surveyor (PLS) license in CA
- Multi-state licensure or ability to obtain through reciprocity.
- Experience supporting land development and public infrastructure projects.
- Experience with LiDAR, drone mapping, or advanced geospatial technologies.
- Prior experience in consulting or multidisciplinary engineering environments.
