We are partnering with a well-established regional mechanical contractor in the Baltimore, MD area to identify an experienced HVAC / Sheet Metal Project Manager. This is a high-impact opportunity to lead large, complex HVAC projects with a contractor known for professionalism, strong field support, advanced technology, and a reputation for delivering quality work. Manage assigned HVAC / Sheet Metal projects from award through final closeout.
Coordinate with schedulers, field leadership, subcontractors, vendors, and owners to keep projects moving on time and within budget.
Prepare, estimate, negotiate, and track change orders while maintaining accurate project documentation.
Work closely with senior project leadership to manage budgets, approve expenses, monitor cost performance, and protect project profitability.
Administer project contracts, subcontracts, procurement activities, and equipment buyout.
Oversee the buyout process for subcontracts and equipment procurement.
Maintain strong communication with owners and project stakeholders to ensure expectations, schedules, and deliverables remain aligned.
Ensure project records, reports, and closeout documentation are accurate, complete, and submitted on schedule.
Lead punch-list coordination with the superintendent, owner's representative, and subcontractors to drive timely completion.
Build and maintain client relationships that support repeat business and long-term account growth.
Minimum of 5 years of experience managing commercial, institutional, or government HVAC / Sheet Metal projects, preferably with project values over $20 million.
Proven ability to lead project teams and manage project controls, budgets, schedules, contracts, and cost reporting.
Strong understanding of project timelines, financial performance, change management, and owner communication.
Successful background estimating, negotiating, and documenting change orders.
Ability to manage multiple priorities, lead productive meetings, and coordinate effectively across office, field, owner, and subcontractor teams.
Stable work history with a record of successfully delivering complex mechanical projects.
