Job Overview

We're looking for an experienced Technical Services Site Assessment Specialist to join JLL's Technical Services division in a client‑facing role. This position requires conducting comprehensive facility assessments, delivering technical consulting services, and managing projects from proposal through final deliverable. It combines technical expertise in critical MEP (mechanical, electrical, and plumbing) infrastructure with strong client communication skills and business acumen, supporting data centers and mission‑critical facilities.

Day-to-Day

Responsibilities
  • Conduct comprehensive Critical Environment Gap Assessments (CEGA) for data centers and mission‑critical facilities through visual, non‑intrusive inspections of MEP systems.
  • Inspect and evaluate UPS systems, generators, PDUs, transformers, electrical distribution, cooling infrastructure (chillers, CRAH/CRAC units, evaporative cooling systems), fire suppression and life safety systems (FM200, pre‑action sprinklers, VESDA), and building automation and monitoring systems.
  • Evaluate equipment condition, redundancy configurations (N, N+1, 2N), and operational readiness while assessing compliance with industry standards including NFPA 110, NFPA 70, Uptime Institute Tier Standards, and ASHRAE.
  • Identify single points of failure, deferred maintenance, and infrastructure gaps, then document findings through detailed photographic records and equipment condition matrices.
  • Conduct generator systems feasibility studies, including load analysis and right‑sizing recommendations, develop UPS replacement strategies with phased implementation plans maintaining operational redundancy, and perform HVAC design analysis and system replacement concept development.
  • Evaluate cooling system capacity, redundancy, and failure response scenarios while analyzing aging infrastructure and providing remaining useful life assessments.
  • Serve as primary client contact during site visits and assessment activities, conduct stakeholder interviews with facility management, engineering, and maintenance personnel, and coordinate site access, escorts, and logistics for multi‑day field investigations.
  • Deliver virtual and in‑person presentations of findings to client leadership teams and translate complex technical issues into actionable business recommendations.
  • Generate detailed technical proposals, including scope definition, deliverables, and pricing, develop Rough Order of Magnitude cost estimates for capital improvements, track project hours, expenses, and profitability metrics, ensure projects are delivered on time and within budget parameters, and identify opportunities for follow‑on services and scope expansions.
Requirements
  • Proven experience conducting facility assessments and technical evaluations of data centers or mission‑critical facilities.
  • Strong technical knowledge of critical MEP infrastructure including UPS systems, generators, PDUs, transformers, electrical distribution, chillers, CRAH/CRAC units, evaporative cooling systems, fire suppression systems (FM200, pre‑action sprinklers, VESDA), and building automation systems.
  • Understanding of redundancy configurations (N, N+1, 2N), industry standards (NFPA 110, NFPA 70, Uptime Institute Tier Standards, ASHRAE), and best practices for mission‑critical environments.
  • Experience with proposal development, ROM cost estimating, and project management including budget tracking and profitability analysis.
  • Excellent client communication and presentation skills with ability to translate complex technical issues into actionable business recommendations.
  • Ability to work independently, conduct stakeholder interviews, and manage multiple projects simultaneously from proposal through final deliverable.
  • Willingness to travel for multi‑day site visits and field investigations.
Preferred Qualifications
  • Professional certifications related to data center operations, facility management, or critical systems.
  • Experience with Uptime Institute Tier Standards and data center tier classifications.
  • Background in engineering, facilities management, or technical consulting services.
  • Familiarity with building automation and monitoring systems.
  • Experience with HVAC design analysis, cooling system capacity evaluation, and aging infrastructure assessments.
  • Knowledge of generator load analysis, UPS phased implementation strategies, and remaining useful life assessments.
