The Maintenance Supervisor is responsible for maintaining this apartment community with 122 apartment homes in Baltimore, MD. The Maintenance Supervisor is responsible for all aspects of the physical maintenance of the property. This includes maximizing the value of the property with systemized operations, maintaining a first‑class property with curb appeal, creating a safe environment for our residents & employees, maintaining & servicing all equipment and providing excellent, 24‑hour maintenance service.

We expect the Maintenance Supervisor to assist in overseeing the physical assets, general maintenance repairs, apartment make‑readies, preventative maintenance and construction or rehabilitation projects while being consistent with the goals & objectives of the company. In addition, this individual is responsible for enforcing staff compliance with company policies and procedures for all of the maintenance team. This individual works in conjunction with the property management team to ensure the highest standards of property maintenance and resident satisfaction.

• Oversee all aspects of physical maintenance operations at the property
• Supervise and lead the maintenance team while enforcing company policies and procedures
• Recognize potential problems and take appropriate action
• Install, troubleshoot, repair and maintain facility equipment
• Assign and complete work orders in a timely manner
• Manage apartment make‑readies and turn‑over processes to ensure units are rent‑ready
• Conduct preventative maintenance programs to protect property assets
• Oversee construction or rehabilitation projects as needed
• Handle resident complaints/problems with professionalism and urgency
• Maintain first‑class property appearance with excellent curb appeal
• Ensure all equipment is properly maintained and serviced
• Provide 24‑hour emergency maintenance service and on‑call availability
• Operate within OSHA standards and company safety policies
• Secure the maintenance shop at all times
• Manage maintenance budget and inventory control
• Train and develop maintenance staff

• 3–5 years of maintenance experience with at least 1–2 years in a supervisory role preferred
• Strong proficiency in HVAC, plumbing, electrical and appliance repair
• Knowledge of construction, renovation and project management
• Leadership skills with ability to supervise, train and motivate maintenance team
• Understanding of OSHA standards and safety regulations
• Strong organizational and time‑management skills
• Availability for emergency situations at the property, including an on‑call rotation
• Personal, reliable transportation to get to work and respond to on‑call emergencies
• Excellent communication skills both written and verbal
• Basic computer skills and comfort using various software, apps and computer programs
• Ability to read and interpret blueprints, schematics and technical manuals
• Valid driver's license and clean driving record
