Pay Range
The Senior Project Manager will be compensated within the range of $120,000 – $190,000 per year, based on skills and experience.
Responsibilities- Develop, coordinate, implement, and manage all activities necessary to construct one or more projects safely, on schedule, within budget, and to the quality specified.
- Lead project teams, provide administrative and technical leadership, schedule and facilitate project meetings, maintain all project records, and monitor correspondence.
- Delegate project activities when appropriate while providing oversight, guidance, and clear direction.
- Partner with Site Superintendent(s) to lead the largest, most complex or challenging construction projects and report to the Senior Vice President – SER.
- Participate in preconstruction: attend meetings, gather subcontractor pricing, and prepare scopes of work for all trades.
- Review drawings, identify conflicts, and prepare RFIs.
- Proactively develop cost‑effective solutions and prepare preliminary preconstruction and construction schedules.
- Collaborate with the Estimating team to develop project budgets, analyze project requirements, confirm scope, and review subcontractor estimates.
- Implement ongoing controls for real‑time tracking of cost impacts; analyze cash‑flow requirements.
- Oversee value engineering and prepare soft‑cost budgets.
- Schedule material purchases and deliveries, including long‑lead subcontractor items.
- Review plans, specifications, schedule and budget, and award commitments to subcontractors.
- Carefully review owner contracts and understand contract qualifications.
- Oversee setup of project in Procore.
- Monitor project progress for adherence to schedule using metrics such as resource utilization versus percent complete.
- Monitor scope changes that affect budget or schedule; correct and adjust as required while negotiating fee modifications and notifying clients.
- Conduct monthly job reviews and weekly site visits to assess project needs and ensure proper resource allocation.
- Organize and lead OAC meetings and prepare monthly owner billings.
- Oversee project close‑out, evaluate change orders, and prepare owner change orders.
- Manage, mentor, and foster a positive working environment for support staff including Project Coordinators, Project Engineers, Assistant Project Managers, Project Managers, and/or interns.
- Maintain overall health of client relationships, understand stakeholder pain points, and build successful relationships with clients, design teams, vendors, subcontractors, and user groups to support company core values and exceed client expectations.
- Develop and execute strategies for obtaining new project opportunities; identify potential clients and project leads in targeted segments; coordinate with Business Development and Pre‑Construction groups.
- Engage in recruiting, mentoring, and team development.
- Demonstrate a clear vision for sustainable growth.
- Bachelor’s Degree in Engineering, Construction Management, Business Administration or a related field, or equivalent work experience.
- 15+ years of progressive experience with a general contractor managing ground‑up commercial or multi‑family construction projects in various market sectors.
- Experience managing negotiated or hard bid projects with contract values of $10M–$50M+
- Demonstrated expertise in project management, estimating, scheduling, budget/cost control, negotiation, field logistics, and financial reporting.
- Prior experience leading, coaching, and training team members; monitoring work quality and fostering a positive work environment.
