A full‑time Service Manager position responsible for ensuring that the physical aspects of a 465‑unit apartment community meet company standards and applicable laws.

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing resolution.
• Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, dry‑walling, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24‑hour on‑call schedule for your team, and personally be available for on‑site emergencies.
• Partner with office staff to provide exceptional service and follow‑up to residents on any maintenance issues.
• Manage and organize inventory of all maintenance materials.
• Establish a preventive maintenance schedule, make‑ready schedule and general work order schedule for the team.
• Regularly inspect community buildings, including vacant units.
• Plan, assign, and direct the maintenance team.

• Base Pay: $80,/Yr.
• Up to 50% rent discount

• On‑call appreciation: $15/day for holding the on‑call phone

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC certification preferred.
• One‑year certificate, 5+ years of related experience, or equivalent education and experience.
