Position: Technician II - Heating Ventilation Air Conditioning (HVAC)

Manage, monitor, and operate all HVAC and mechanical equipment within assigned building(s). Provide direction and oversight to lower level employees and contractors operating in assigned building(s).

Essential Functions
  • Operate and maintain HVAC and mechanical systems, including low and high pressure steam and hot water boilers, air handler units, variable refrigerant flow systems, pneumatic compressors, fuel oil tanks, generators, chillers, pumps, unit ventilators, hydronic systems, and related equipment.
  • Perform inspections, preventative maintenance, and minor repairs on HVAC and mechanical equipment, including filter changes, belt maintenance, lubrication, coil cleaning, drain maintenance, boiler and chiller tube punching, air compressor maintenance, inspection of pressure vessels, safety valves and controls.
  • Use building automation controls to monitor and adjust temperature and schedule settings.
  • Maintain accurate daily logs and enter data into a computerized maintenance management system.
  • Calculate pump sizing, water flow, heat load, and pipe sizing for new installations.
  • Apply National Electrical Code, National Gas Code, and basic to intermediate electrical and plumbing knowledge.
  • Supervise and manage maintenance employees.
  • Manage inventory and requisition supplies.
  • Maintain boiler and mechanical rooms, monitor sump pumps, replace lights and ballasts, and enforce OSHA safety protocols.
  • Assist in maintaining hydronic system water treatment.
  • Maintain records of assigned building HVAC and mechanical equipment and report activities to the Regional Mechanical Supervisor.
Desired Qualifications
  • High school graduate or equivalent.
  • Trade school diploma or equivalent.
  • Three years of experience in the operations, maintenance and repair of commercial hot water and steam boilers, commercial air handler units and related equipment.
  • Valid second or third-grade stationary engineer's certificate issued by the Maryland State Board of Examining Engineers.
  • Valid universal EPA refrigerant certification.
  • Valid Maryland Class C driver's license and personal transportation.
  • Ability to read and understand technical manuals pertaining to operation and maintenance of equipment.
  • Ability to assign and review work of others.
  • Strong verbal and written communication skills.
  • Basic HVAC hand tools including hand drill, test meters, refrigerant gauge sets, etc.
Salary Range

Minimum: $27.89 per hour;
Maximum: $42.79 per hour.

Position is affiliated with Local 44 bargaining union and the City Retirement Plan.
