Position Summary
The Lead Building Engineer is responsible for performing complex preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. Working under limited supervision, the position monitors building system operations and performance and utilizes trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling.
Essential Job Functions- Review the daily work order and assign tasks as necessary.
- Monitor repeat problems and suggest corrective actions.
- Oversee and inspect work performed by engineering staff.
- Verify that work is complete, equipment is fully functional, and client space is in prime working condition.
- Formulate and implement a preventive maintenance program to ensure building machinery and systems meet or exceed their rated life.
- Inspect building systems including fire alarms, HVAC, and plumbing to ensure operations are within design capabilities and meet client-prescribed environmental conditions.
- Estimate time and materials needed to complete repairs.
- Maintain inventory of adequate supplies and tools, ordering necessary materials to complete tasks.
- Consult with the Chief Engineer or Property Manager and clients to schedule preventive maintenance and minimize business interruption.
- Perform assigned repairs, emergency and preventive maintenance.
- Complete maintenance and repair records as required.
- Respond quickly to emergency situations, summoning additional assistance as needed.
- Maintain an energy management program to operate all systems efficiently and keep operating costs minimal.
- Ensure personal safety and the safety of those affected by work.
- Perform other duties as assigned.
- High school diploma or GED and a minimum of two years of related experience and/or trade school training or an equivalent combination of education and experience.
- A minimum of 5 years building maintenance experience.
- Appropriate license/permit for required trades (e.g., Journeyman or Master Electrician, Refrigeration Certificate, Boiler or Steam Operator).
- Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.
- Knowledgeable in energy management systems and techniques.
- Thorough knowledge of all building systems operations, maintenance, and repair.
- Basic skills with Microsoft Office Outlook, Word, and Excel.
- Strong organizational and analytical skills.
- Able to understand and give general instructions in standard situations.
- Strong customer service orientation.
- Strong presentation skills.
- Ability to work shift or on-call duties.
- Physical capability to stoop, stand, climb, and lift equipment up to 50 lbs. for distances up to 30 feet.
- Potential to work extended periods without relief during priority or emergency situations.

Work Shift & LocationOn‑site work in Baltimore, MD. Remote or hybrid options are not available. The role may require shift work and/or on‑call duties.
