American Homestays, LLC is seeking an experienced and dependable HVAC Technician to perform HVAC inspections, diagnostics, repairs, installations, preventative maintenance, and system upgrades across residential and commercial properties in the Baltimore area.

This role is ideal for a licensed HVAC professional with strong troubleshooting skills, hands‑on service experience, and the ability to work independently in occupied housing, furnished accommodations, and property maintenance environments. The HVAC Technician will help ensure heating, cooling, and ventilation systems remain safe, efficient, code‑compliant, and properly documented.

Key Responsibilities
  • Install, repair, and maintain HVAC systems, including furnaces, air conditioners, heat pumps, boilers, ventilation units, and related equipment.
  • Diagnose and resolve issues related to airflow, thermostats, refrigerant, mechanical components, electrical systems, and system performance.
  • Perform seasonal tune‑ups and preventative maintenance to maximize system reliability, energy efficiency, and tenant comfort.
  • Respond to service calls, emergency repair requests, and scheduled maintenance assignments in a timely and professional manner.
  • Support equipment replacement, system upgrades, and renovation‑related HVAC needs as assigned.
Safety, Code Compliance, and Property Support
  • Ensure all HVAC work complies with local, state, manufacturer, and applicable safety guidelines.
  • Use diagnostic tools, refrigerant handling procedures, hand tools, power tools, ladders, and PPE safely and appropriately.
  • Work professionally in occupied units, tenant environments, residential properties, commercial spaces, and public areas.
  • Collaborate with property managers, maintenance teams, vendors, contractors, and supervisors as needed.
  • Support inspections, audits, safety activities, and quality improvement efforts as assigned.
Documentation and Communication
  • Maintain accurate service logs, repair documentation, material usage, equipment notes, and time records.
  • Communicate professionally with residents, tenants, property managers, vendors, and team members.
  • Report unresolved HVAC issues, safety concerns, equipment needs, supply needs, or replacement recommendations to the supervisor.
  • Assist with estimates for equipment replacement, system upgrades, parts, materials, and labor needs.
  • Maintain professionalism, confidentiality, and strong customer service during all assigned work.
Qualifications
  • Valid Maryland HVAC license at the Journeyman or Master level required.
  • EPA 608 Certification required.
  • Minimum of 3 years of experience servicing residential and/or commercial HVAC systems required.
  • High school diploma or equivalent required.
  • Vocational training, trade certification, or HVAC‑related coursework preferred.
  • Valid driver’s license and reliable transportation required.
  • Proficiency with HVAC diagnostic tools, refrigerant handling, system troubleshooting, and repair methods required.
  • Experience with ductless mini‑split systems, smart thermostats, and energy‑efficient upgrades preferred.
  • Experience in housing authority, supportive housing, affordable housing, property management, or multifamily housing settings preferred.
  • Must have own tools and the ability to work independently with minimal supervision.
  • Must be able to pass background checks and any required employment screening.
