Maintenance Technician (West Baltimore Area)
A maintenance technician is responsible for conducting general maintenance and repairs on facility equipment and property structures, ensuring that the heating and plumbing systems perform at optimum functionality, installing HVAC, and maintaining the landscape. The goal is to keep the facilities and common areas in the best possible condition. Responsibilities include managing turnovers and work orders for a 199-unit family walk‑up community.
EssentialDuties
- Complete service requests in a timely manner.
- Full unit turns to include paint, sheetrock repair, screen repair, minor plumbing/electrical.
- Daily unit maintenance—satisfy service requests per work order, following company procedures.
- Make‑ready procedures: paint, appliance repair, plumbing, electrical fixtures; replace old or faulty parts; check locks; replace burned‑out light bulbs.
- Preventative maintenance: inspect grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment for appearance, cleanliness, structural cracks, excessive wear, or faulty parts; mow lawn and clean gutters.
- Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol.
- Survey buildings and repair mechanical systems to ensure compliance with health and safety regulations.
- Support the setup of ventilation, refrigeration, and other systems; conduct repairs when necessary.
- Maintain heating and plumbing systems to ensure functionality.
- Inspect alarm systems such as carbon monoxide and fire protection; schedule repairs promptly.
- Undertake pest control activities, including insecticide spraying.
- Experience working in older buildings.
- Basic plumbing and electrical skills for residential properties.
- Make‑ready experience.
- Drywall and painting skills.
- Basic understanding of electrical, hydraulic, and other systems.
- Working knowledge and experience in general apartment maintenance and repair.
- Strong understanding of related experience that enables recognition of electrical, plumbing, and mechanical malfunctions or equipment failure.
- Experience operating a variety of equipment, including snow blowers, lawn mowers, and small hand tools.
- Knowledge of repair to common appliances and devices.
- Outstanding written and verbal communication skills.
- Excellent manual dexterity and problem‑solving skills.
High school diploma, GED, or equivalent. Ability to read and write English fluently, perform intermediate mathematical functions, and understand on‑site resident‑management software. EPA technician certification required.
Professional ExperienceMinimum of three years’ experience as a residential property‑management maintenance technician.
Attendance/Travel RequirementsWork any day of the week, 52 weeks per year. Ability to work scheduled hours consistently, overtime when requested, and on‑call as needed. Travel may be required for owner gatherings locally or out of state. Attend resident events after hours when scheduled.
Computer SkillsBasic computer and internet knowledge.
Physical DemandsCapable of accessing all exterior and interior parts of the property and amenities; push, pull, lift, and carry items up to 50 lbs independently and 100 lbs with assistance.

Benefits & CompensationNon‑exempt role with an anticipated pay rate of $25 per hour for a new employee. The position may offer discretionary or performance‑based bonuses. Eligible for overtime beyond 40 hours per week. Full‑time positions (30+ hours per week) are eligible for two weeks paid vacation, sick leave, 11 paid holidays, and health & welfare benefits as outlined on the company website.
