POSITION TITLE
HVAC Technician
ACCOUNTABLE FORPerforming safe, efficient, and code-compliant HVAC installations, repairs, diagnostics, and preventative maintenance across residential and commercial properties; responding promptly to service calls, maintaining accurate documentation, and ensuring system reliability and tenant comfort; and upholding all regulatory, safety, and company standards while collaborating effectively with property management and maintenance teams.
WORK SCHEDULE10 hours per day, totaling 40 hours per week, Monday through Thursday, 7:00 AM–6:00 PM. Scheduling needs may vary based on business demands, and adjustments may be required as reasonably assigned.
COMPENSATION RANGE$18.00 - $35.00 per hour commensurate on experience, education and credentials.

ANTICIPATED TRAVEL50% of the time. You will use a company vehicle. There is no additional compensation for travel.
SUMMARY OF POSITION RESPONSIBILITIESThe HVAC Technician will respond to service calls and support seasonal maintenance and system upgrades, ensuring energy efficiency, tenant comfort, and code compliance.
SCHEDULED DUTIES & RESPONSIBILITIES- Install, repair, and maintain HVAC systems including furnaces, air conditioners, heat pumps, boilers, and ventilation units
- Diagnose and resolve issues related to airflow, thermostats, refrigerant, mechanical components, and electrical systems
- Perform seasonal tune-ups and preventative maintenance to maximize system performance
- Respond to emergency repair requests in a timely and professional manner
- Ensure all work complies with local, state, and manufacturer guidelines
- Maintain accurate service logs, material usage, and repair documentation
- Collaborate with property managers, maintenance teams, and other contractors as needed
- Assist supervisor with work related requests.
- Responsible for following regulations of COMAR, CARF, any other regulatory body, and company policies/ procedures related to service delivery and documentation and co-facilitating orientation of all new hires to these as well.
- Support the maintenance of a safe environment by participating in training and drills as requested.
- Maintain confidentiality of records relating to client’s treatment.
- Participate in external and internal audits/surveys (CARF/CSA/OHCQ) as directed by the supervisor.
- Participates in quality assurance and performance improvement plans by completing periodic audits or other activities to ensure regulatory compliance and/or improve service delivery.
Regularly walk, stand or stoop; occasionally lift, carry, push, pull or otherwise move objects weighing up to 100 pounds; and regularly drive a motor vehicle.
WORKING CONDITIONS- Work is performed indoors and outdoors, in various weather conditions.
- May be required to work evenings, weekends, and holidays as needed.
- Exposure to potentially hazardous materials, heights, and tight spaces.
- Use of personal protective equipment (PPE) is required in certain situations.
- Proven experience as a handyman or in a similar maintenance role.
- Proficiency in a variety of trades, including carpentry, plumbing, electrical, and painting.
- Ability to use hand and power tools safely and effectively.
- Strong problem-solving skills and attention to detail.
- Excellent communication and customer service skills.
- Experience with ductless mini-split systems, smart thermostats, and energy-efficient upgrades
- Familiarity with housing authority, supportive housing, or affordable housing facilities
- Ability to provide estimates for equipment replacement and system upgrades
- Minimum 3 years of experience servicing residential and/or commercial HVAC systems
- Proficiency with diagnostic tools and refrigerant handling
- Reliable transportation and own tools
Must carry or be willing to obtain general liability insurance (if 1099) - Ability to work independently and maintain professionalism in occupied units or public spaces
- High school diploma or equivalent; vocational training or certification is a plus.
- Valid driver’s license and reliable transportation.
- Valid Maryland HVAC license (Journeyman or Master level)
- EPA 608 certification required
