Position: Maintenance Technician (1222-White Marsh-Maryland)

The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs on all vacant units prior to move‑in. HVAC certification preferred.

Essential Duties and Responsibilities
  • Perform repairs to make‑ready units in a timely manner.
  • Be on 24‑hour on‑call duty as scheduled by the Service Manager, responding to on‑call paging.
  • Assist the Service Manager or Housekeeper with work when necessary.
  • Assist Grounds personnel with trashing out units when necessary.
  • Help manage inventory control and utilization of maintenance materials and supplies.
  • Inspect property for improvements and repairs and review with the Service Manager.
  • Execute work order requests and maintenance requests.
  • Ensure grounds are free of litter at all times.
  • Operate scheduled maintenance on all equipment, including knowing the location of gas and water meter emergency cut‑offs, apartment and fixture cut‑offs, and sewer clean‑outs.
  • Paint interior and exterior when required.
  • Perform same‑day completion of work orders where possible.
  • Review work orders with the Service Manager daily.
  • Adhere to policies outlined in the Employee Handbook.
  • Maintain a clean and orderly maintenance shop.
  • Be immediately available in the event of snow or other emergencies.
  • Follow Maintenance General Operating Policies.
  • Maintain a professional appearance in uniform and keep personal hygiene standards.
  • Work well with other staff, demonstrating a positive team spirit.
  • Assist at another site when needed and be flexible to transfer to another property if required.
  • After‑hours on‑call is required on a rotating basis.
  • Perform other duties as assigned.
Must Have

Reliable transportation.

Qualifications
  • HVAC skills – CFC certification.
  • CPO certification preferred.
  • Plumbing, electrical, carpentry skills.
  • Knowledge of SDS and OSHA.
  • 608 Refrigerant Certification preferred (training will be provided if necessary).
  • Pool certification if required.
Working Conditions
  • Position may require night or weekend work.
  • Required to be on call.
  • Duties performed both inside and outside, even in extreme temperatures below 32°F or above 100°F.
Education and/or Experience

High school diploma or General Education Degree (GED); or one to three months of related experience and/or training; or an equivalent combination of education and experience.

Certificates, Licenses, Registrations

Current driver’s license; CFC certificate (where needed).

Other

Skills and Abilities

HVAC, plumbing, carpentry, electrical skills; knowledge of OSHA regulations and MSDS standards.

Work Environment

While performing the duties of this Job, the employee is regularly exposed to moving mechanical parts. The employee is frequently exposed to toxic or caustic chemicals; outside weather conditions and risk of electrical shock. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; extreme cold; extreme heat, and vibration. The noise level in the work environment is usually moderate.
