Job SummaryThe Maintenance Technician II is responsible for the operation, maintenance, and repair of large-scale production machinery within an industrial laundry facility. This role performs advanced mechanical, electrical, plumbing, boiler, welding, HVAC, and general facilities maintenance to ensure equipment reliability, safety, and efficient operations. The position may provide work direction to junior maintenance staff while remaining primarily hands‑on.
Supervisory Responsibilities- May assist with hiring, training, and onboarding of maintenance staff.
- May assign daily tasks, coordinate schedules, and monitor workflow of junior technicians.
- Provides lead-level guidance; supervisory authority may be limited based on organizational needs.
- Ensure the safe and reliable operation of production machinery by performing preventive maintenance on motors, pneumatic tools, conveyor systems, washers, dryers, boilers, and other industrial equipment.
- Reduce equipment downtime by communicating daily and weekly preventive maintenance practices to production staff and monitoring compliance.
- Clean, disassemble, repair, and reassemble machines and components as required.
- Read and interpret diagrams, sketches, blueprints, operation manuals, manufacturer instructions, and engineering specifications.
- Lubricate and adjust moving parts to maintain optimal machine performance.
- Inspect equipment and document damaged, worn, or broken parts; recommend corrective actions.
- Order, install, and replace machine parts and components as needed.
- Diagnose root causes of unexpected equipment breakdowns and implement permanent solutions.
- Perform timely and effective repairs to minimize production disruptions.
- Prepare and maintain accurate maintenance records, reports, and work documentation.
- Maintain a clean, organized, and well‑stocked maintenance shop, tools, and parts inventory.
- Coordinate with managers to plan and schedule routine and preventive maintenance activities.
- Engage and manage outside contractors when repairs require specialized skills or certifications.
- Collaborate with the Plant Manager on new products, equipment installations, and required machinery modifications.
- Perform test runs following equipment modifications and make additional adjustments based on test results.
- Complete general facility repairs not requiring specialized technicians, including drywall repair, painting, doors, and building fixtures.
- Perform routine maintenance on building systems, including plumbing, electrical, HVAC, and structural elements.
- Assist with maintaining overall cleanliness and upkeep of the facility.
- Perform other related duties as assigned.
Skills and Abilities
- Minimum of 5+ years of experience repairing and maintaining industrial processing or production equipment in a manufacturing or industrial environment.
- Demonstrated knowledge of preventive maintenance programs, maintenance planning, and work‑order scheduling.
- Strong mechanical aptitude with the ability to diagnose and troubleshoot electrical, mechanical, pneumatic, and hydraulic systems.
- Working knowledge of general facility systems including plumbing, electrical, HVAC, and basic carpentry.
- Ability to read, interpret, and apply information from blueprints, schematics, technical drawings, and repair manuals.
- Proficiency with Microsoft Office Suite and/or computerized maintenance management systems (CMMS).
- Excellent time‑management and organizational skills with the ability to prioritize multiple tasks.
- Strong problem‑solving skills and the ability to make sound decisions under pressure.
- Clear verbal and written communication skills; ability to collaborate effectively with production staff, management, and contractors.
- Ability to work independently with minimal supervision as well as part of a team.
- Ability to stand for extended periods (up to 7 hours in an 8-hour shift) and work effectively in a fast‑paced, industrial environment.
