Position Summary

Under general supervision of the Facilities Operations Manager, performs and supervises routine inspections, repairs and maintenance of the mechanical, electrical and plumbing systems. To provide an environment that is comfortable, safe, healthy and conducive to teaching, learning and working. The MEP supervisor acts in the role of Facilities Operations Manager in his absence.

Key Responsibilities
  • Exercises overall responsibility for inspecting, planning, programming, and implementing the preventative maintenance MEP program of the campus and other assigned facilities.
  • Schedules and assigns work orders to staff members using the work order calendar.
  • Performs routine daily inspections and maintenance of equipment assigned.
  • Maintains all mechanical equipment and control systems appropriately.
  • Reads, understands and interprets blueprints, drawings, floor plans, schedules and manufacturer operating and/or maintenance specifications as they relate to electrical, mechanical, plumbing, HVAC, and special equipment.
  • Maintains and performs repairs, modifications, replacements and installations on a wide variety of mechanical systems and control systems, including pneumatic, electrical, electronic, direct digital and host computer control systems.
  • Performs routine and preventive maintenance work to include operating, cleaning, inspecting, troubleshooting, adjusting, calibrating, testing, tightening, replacing, lubricating, reporting problems and other similar tasks on a variety of mechanical systems.
  • Assists other maintenance personnel (electricians, plumbers, carpenters, maintenance technicians, sheet metal workers) in the completion of their work.
  • Recommends materials and prepares material lists for prices and estimates.
  • Determines and monitors stock inventory levels pertaining to the MEP department.
  • Maintains and submits reports of all man‑hours and materials utilized in performing MEP functions using work order and preventive maintenance records.
  • Estimates materials needed and records time and materials expended on each work order.
  • Evaluates available MEP products, standardized products and hardware to achieve economy.
  • Responds to maintenance and service requests, including emergencies, maintenance problems, requested installations, modifications, tests, calibrations, evaluations, repairs, adjustments and other tasks.
  • Is responsible for emergency response to critical situations.
  • Conducts performance‑management evaluations of assigned staff.
  • Performs other duties and responsibilities as assigned by Division management.
  • Acts as essential personnel for emergencies such as snow removal, natural disasters, and safety and security issues.
  • Performs preventive maintenance of assigned equipment.
  • Performs shutdown and startup of mechanical systems.
  • Performs tasks in various trades assigned and scheduled by the supervisor to maintain college buildings and equipment.
Minimum Education

High School or equivalent.

Experience & Qualifications

CFC certification required.

Physical Demands
  • Work inside and out in extremes of temperature, humidity and inclement weather.
  • Work in mechanical rooms, spaces and tunnels where conditions are dirty, dusty and sometimes wet and muddy.
  • Work in close proximity to electrical transformers and switch gear with voltage in excess of 13,000 volts.
  • Many facets of the job require physical strength and stamina to perform heavy tasks for long periods of time.
  • Is on call and carries a cell phone or two-way radio, working with hazardous materials, schedule changes based on the needs of the College and long hours to complete/perform scheduled or emergency functions/projects.
  • Work in high places on roofs or ladders and on scaffolds.
  • Requires use of personal protective clothing and equipment.
  • Work schedule is 40 hours a week.
  • Work overtime and call‑in as requested.
  • Some overtime is required; leave approval may be limited during peak activity periods.
