Maintenance Technician (West Baltimore Area)
A maintenance technician is responsible for conducting general maintenance and repairs on facility equipment and property structures. This includes ensuring the heating, plumbing, HVAC systems perform optimally, and maintaining landscape. The goal is to keep the facilities and common areas in the best possible condition. The technician will manage turnovers and work orders in a 199‑unit family walk‑up community.
Essential Duties- Complete service requests in a timely manner.
- Perform full unit turns, including paint, sheetrock repair, screen repair, and minor plumbing/electrical work.
- Daily unit maintenance – satisfy service requests per work order following company procedures.
- Make‑ready procedures: paint; appliance repair; plumbing, electrical fixtures; replace faulty parts; check locks; replace burnt‑out light bulbs.
- Preventative maintenance – conduct regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment; check for appearance, cleanliness, structural cracks, excessive wear; mow lawn; clean gutters.
- Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol.
- Survey buildings and repair mechanical systems to ensure compliance with health and safety regulations.
- Support the setup of ventilation, refrigeration, and other systems and conduct repairs when necessary.
- Maintain heating and plumbing systems to ensure functionality.
- Inspect alarm systems such as carbon monoxide and fire protection; schedule repairs when needed.
- Undertake pest control activities such as spraying insecticide.

- Working knowledge and experience in general apartment maintenance and repair
- Strong understanding of related experience to recognize electrical, plumbing, and mechanical malfunctions or equipment failure
- Experienced in operating a variety of equipment, including snow blowers, lawn mowers, and small hand tools
- Working knowledge of repair to common appliances and devices
- Outstanding written and verbal communication skills
- Excellent manual dexterity and problem‑solving skills
High school diploma, GED, or equivalent. This position requires the ability to read and write English fluently, perform intermediate mathematical functions, and understand and perform all on‑site resident management software functions. EPA technician certification required.
Professional ExperienceA minimum of three years’ experience as a residential property management maintenance technician. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Must be able to speak to tenants and maintain good working relations with staff, tenants, and supervisors, as well as any contract laborers working on the property.
Attendance/Travel RequirementsThe position requires the ability to work any of the seven days of the week, 52 weeks of the year. It is critical that individuals be able to work their scheduled hours consistently and, if necessary, overtime hours when requested. The position requires the ability to serve on‑call, as scheduled or as necessary. Travel may be required at times to attend owner gatherings in the general vicinity of the associate’s home property or in another state.
The technician must also be able to attend certain resident events that are held after hours.
Basic computer/internet knowledge.
Physical DemandsMust be capable of physically accessing all exterior and interior parts of the property and amenities, push, pull, lift, carry or maneuver weights of up to 50 lbs independently and 100 lbs with assistance.
