This is structure and craft work of a supervisory nature in overseeing the operation of an automated building environmental control/security system. Responsibilities focus on planning, scheduling, and directing the work of Building Control Technicians, trades personnel, and vendor technicians engaged in the general operation, installation, or repair of automated building control/security and related Heating, Ventilating, and Air Conditioning (HVAC) systems. Additional duties include performing system troubleshooting and maintenance, adjusting system programs and documenting system operation and performance.
Work is performed under general supervision.
- Assigns, schedules, monitors, and evaluates the work of Building Control Technicians and/or other subordinate trades personnel in order to maintain effective and continuous service levels.
- Monitors and adjusts automated building control/security systems in order to respond to changes in system load cycles or system status and ensure environmental conditions remain within prescribed guidelines.
- Provides training and technical support to Building Control Technicians in order to ensure technicians are knowledgeable of system capabilities and requirements.
- Prepares and maintains reports and records of energy usage, system problems and maintenance, and system adjustments/overrides in order to document systems operations and performance.
- Installs new equipment and/or interfaces existing equipment to automated systems in order to enhance system capabilities and expand services.
- Monitors and makes determinations concerning after-hours building entry requests in order to control building access and maintain security.
- Maintains system documentation including procedural and technical manuals in order to record all system updates and provide reference information to technical and trades personnel.
- Oversees and coordinates the work of subordinates or vendor personnel engaged in the installation or upgrade of automated and security systems in order to ensure compatibility with existing systems and proper installation.
- Implements and complies with human resource laws, policies, procedures and practices such as: AA/EEO, recruitment, employment, position classification, performance appraisals, training, discipline, contract administration, human resource components of security protocols of agency information security and confidentiality policies, and employee safety.
- Knowledge of applicable laws, rules, regulations, policies, and procedures.
- Knowledge of Honeywell or comparable Building Operations Security System (BOSS) and interrelated equipment.
- Knowledge of large building heating, ventilation and security systems.
- Knowledge of basic electronics as it applies to Honeywell or similar BOSS interfaces, sensors, and controls.
- Knowledge of HVAC and building security systems components.
- Knowledge of peak electrical load times and building occupancy schedules in the Capitol Complex.
- Ability to supervise subordinate personnel.
- Ability to draw simple schematics to wire HVAC systems, BOSS systems, and components.
- Ability to operate an automated building control/security system.
- Ability to schedule routine work for Building Control Technicians and/or trades personnel.
- Ability to schedule installation of sensors and controllers for new or existing HVAC and security system components.
