As Regional Manager, you will be responsible for the overall operational, financial, and resident experience performance of a portfolio of residential communities across Ontario's Niagara, Hamilton, Goderich, and Sarnia regions. Reporting to the Regional Director, Residential Operations, Land Lease East, you will lead and develop a team of Community Managers and, through them, oversee a diverse team of on-site professionals, including maintenance, grounds, administration, and seasonal staff.

You will provide strategic direction, operational guidance, and coaching to support high-performing teams and thriving communities. Key responsibilities include budget development and management, capital planning, operational excellence, resident relations, team leadership, and ensuring the effective management and long-term success of your portfolio. • Determine staffing requirements across the portfolio in alignment with operational needs and approved budgets.
• Recruit, develop, and retain high-performing community managers and community-level team members.
• Partner with Human Resources on employee relations matters, including recruitment, performance management, disciplinary actions, and terminations.
• Lead performance and development discussions for community managers, providing regular coaching, feedback, and support.
• Review and approve compensation recommendations and workforce changes in accordance with company policies and guidelines.
• Support succession planning and identify development opportunities to strengthen leadership capability across the portfolio.
• Foster a culture of accountability, collaboration, inclusion, and continuous improvement.
• Ensure compliance with applicable employment legislation, company policies, and operational standards.
• Promote a strong culture of health and safety by ensuring incidents are reported, investigated, and appropriately addressed.

• Approve budgeted expenditures and ensure effective stewardship of community assets.
• Conduct regular site visits and property inspections to maintain operational and service standards.
• Review and approve equipment and capital requirements in partnership with Community Managers.
• Ensure the successful execution of annual capital improvement and maintenance programs.
• Monitor safety, risk management, loss prevention, and regulatory compliance across all communities.
