LEMOINE, a Great Place to Work®-Certified company is seeking an experienced Preconstruction Manager in commercial building construction. The Preconstruction Manager is responsible for estimating projects which include all conceptual, negotiated, and competitive bid estimates, and interfacing with Project Managers, all support teams, and client relations to achieve precise and accurate estimates, all in an effort to minimize risk and to keep focus on Lemoine's Foundations for Successful Execution.
Job Responsibilities:- Review plans, specifications, and owner requirements; support risk evaluation, constructability reviews, and estimate contingencies.
- Prepare project estimates, including scopes of work, quantity takeoffs, subcontractor bid tabulations, and bid proposals in accordance with bid procedures.
- Coordinate RFIs, clarifications, addenda, and bid day activities to ensure complete and accurate scope coverage.
- Support preconstruction budgeting efforts, value analysis, buyouts, estimate reviews, and proposal development.
- Manage and maintain subcontractor relationships, including prequalification, sourcing, bid coordination, and capacity awareness.
- When leading an estimate, manage the preconstruction team, develop bid lists, finalize budgets, attend pre-bid meetings, and complete estimate turnover.
- Provide leadership, mentorship, and training support while promoting clear communication and professional development.
- Bachelor's Degree from an accredited University in Construction Management, Engineering, or related curriculum or equivalent work experience.
- 5+ years of professional experience in estimating/preconstruction role for a commercial general contractor or subcontractor.
- Strong computer skills and familiarity with Microsoft Office Suite and estimating software programs.
- Solid skills in the areas of math, budgeting, financial analysis, as well as excellent teamwork, communication (written and oral), and interpersonal skills.
