The Director of Construction & Maintenance is responsible for overseeing and assisting with construction projects for the commercial department. Duties include both acting as general contractor on in-house construction projects and managing construction projects contracted with third party vendors.

The Director of Construction & Maintenance is also responsible for various maintenance duties as needed.

Duties and Responsibilities
  • Provide excellent service. Respond to maintenance requests/problems in a timely manner and follow-up to ensure satisfactory resolution of the issue.
  • While on properties, identify and bring to the manager's attention any safety and maintenance issues.
  • Ensure that assigned projects are completed correctly and timely. This includes:
    • Initial project walkthrough to find out specifics of job and if permits are required.
    • Contact sub-contractors for pricing.
    • Contact architect, if permitted job
    • Obtain written approval for the job and begin permitting process (if permits required).
    • Complete a Change Order Request and get proper approvals prior to any work being performed.
    • Complete a punch-list walkthrough with tenant and property manager. Complete a follow-up walkthrough once the job is finalized and complete.
  • Assist property managers as needed with oversight of construction projects completed by outside contractors/vendors.
  • Any special projects, as needed, relating to construction and maintenance of properties.
  • Ensure property coding on invoices.
  • Investigate cost reduction opportunities.
  • Other duties as assigned by manager.
Qualifications & Experience
  • Bachelor’s Degree from four-year College or University with two to three years of industry experience/or equivalent combination of education and experience.
  • Three years of directly relevant construction/maintenance supervision experience.
  • Holds necessary/required licenses, as required.
  • Strong working knowledge of mechanical equipment.
  • Knowledge and understanding of blueprints.
  • Valid State Driver's License.
  • Ability to handle multiple projects a make decisions.
  • Effectively prioritize and multi-task.
  • Computer skills, a plus
  • Ability to effectively communicate both orally and in writing with peers, managers and clients.
  • Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.
Hours of Work
  • Work Hours:40 hours per week; may need to be available for emergencies.
  • Specific with overseeing construction and maintenance projects.
  • Must be able to:
    • Access necessary spaces for thorough inspection of property.
    • Must be able to navigate tight spaces and climbing, as required.
Physical Requirements
  • Constant need to be on feet to perform the following physical activities (66%
    -100%):
    • Walk/Bend/Stoop/Squat/Kneel - Perform routine maintenance/repairs, pick up tools and needed equipment.
    • Climb stairs, Push and/or Pull, Reach above shoulder
    • Climb ladders, Grasp/Grip/Turn
    • Finger Dexterity - handle tools, equipment, maintenance repairs
    • Write - maintenance requisitions, work orders and reports
    • Lift/Cary (supplies, replacement parts, ladders, etc.)
      • Constant (66%-100%) - 1-25lbs.
      • Frequent (33%-66%) - 26-50lbs.**
      • Occasional (1%-33%) - 51-100lbs.**
      • Rare (less than 1%) - over 100lbs.**


*** Lifting or carrying of weights exceeding 50lbs must be accomplished with assistance from one or more persons.
