I’m partnering with a high-performing residential home builder coming off a record year and entering its next phase of growth. They’re seeking a Director of Sales & Marketing with deep new home construction sales & marketing experience to lead sales strategy, drive absorption, and protect margins across multiple communities.
This is a true leadership role for someone who understands the full builder sales and marketing lifecycle—from community launches and model home strategy to Realtor engagement, digital marketing, and performance analytics—and can build a high-accountability, collaborative sales culture.
- Lead, coach, and hold accountable a sales team to consistently meet and exceed sales goals
- Drive community absorption pace while maintaining disciplined incentive strategies and margin control
- Implement community-specific initiatives including model home merchandising, grand openings, and Realtor events
- Analyze competition, market conditions, and buyer feedback to continuously refine positioning
- Develop and execute integrated marketing plans for new community launches and existing neighborhoods
- Oversee model home design, presentation, and merchandising to maximize buyer experience and conversion
- Manage branding, advertising, digital campaigns, listing platforms, and lead-generation efforts with a strong ROI focus
- Strengthen Realtor relationships and referral networks to expand reach and demand
- Establish KPIs tied to traffic, conversion, sales pace, incentives, and marketing ROI
- Build dashboards and reporting to guide data-driven decisions
- Set clear performance expectations and conduct regular reviews
- Recruit, train, and mentor a high-energy, high-performing sales and marketing team
- Foster a culture centered on collaboration, integrity, and a customer-first mindset
- Ensure consistency in product knowledge, market expertise, and execution across communities
- 5+ years of new home construction sales & marketing experience (builder or developer background required)
- Strong knowledge of model home strategy, community launches, and builder marketing packages
- Proven ability to balance sales velocity with margin protection and improvement
- Data-driven mindset with strong analytical and reporting skills
- Excellent communication, leadership, and negotiation abilities
- Bachelor’s degree in Business, Marketing, or related field preferred
