About the Opportunity

Our client is seeking an Assistant Project Manager with 2–5 years of commercial construction experience to join its growing team.

This is an ideal opportunity for someone looking to expand their project management responsibilities while gaining valuable exposure to estimating, budgeting, procurement, scheduling, and client management. The successful candidate will play a key role in managing projects from preconstruction through closeout while supporting the company's growing pipeline of commercial work.

The position is approximately 60% office-based and 40% field-based
, requiring regular visits to active construction sites throughout Nassau and Suffolk Counties.

Most projects range from $500,000 to $2 million
, with larger projects reaching $10 million

Key Responsibilities Estimating & Preconstruction
  • Assist with preparing project estimates and competitive bid proposals.
  • Perform quantity takeoffs from civil and architectural drawings.
  • Request, evaluate, and compare subcontractor and supplier pricing.
  • Assist with developing project budgets and cost tracking spreadsheets.
  • Support bid package preparation, assembly, submission, and follow-up with prospective clients.
  • Review construction drawings and specifications to develop accurate project pricing.
Project Management & Coordination
  • Manage multiple commercial construction projects from award through completion.
  • Prepare and maintain project schedules while coordinating labor, materials, equipment, and subcontractors.
  • Coordinate project documentation, including RFIs, submittals, contracts, and change orders.
  • Review and manage subcontract agreements and vendor contracts.
  • Coordinate procurement and purchasing activities.
  • Serve as the primary point of contact for owners, architects, engineers, subcontractors, suppliers, and field personnel.
  • Maintain accurate project documentation, including permits, daily reports, inspection records, and project files.
  • Track subcontractor scheduling, insurance certificates, and required documentation.
  • Support project closeout activities, including punch lists, final documentation, and warranty information.
Financial & Administrative Responsibilities
  • Review, code, and approve vendor invoices.
  • Assist with job costing, budget management, and cost forecasting.

    Monitor project profitability and progress against budgets.
  • Work closely with the accounting department to ensure timely and accurate project financial reporting.
  • Help keep projects on schedule and within budget throughout the construction lifecycle.
Field Responsibilities
  • Visit active job sites regularly to understand project scope, monitor progress, and resolve issues.
  • Coordinate with field supervisors regarding scheduling, manpower, equipment, and material needs.
  • Ensure subcontractors are performing work according to schedule and project specifications.
  • Act as the liaison between the office, field operations, vendors, and clients.
Qualifications
  • 2–5 years of Project Management or Assistant Project Management experience in commercial construction.
  • Commercial construction experience is strongly preferred; civil/site development experience is a significant plus.
  • Estimating experience is highly desirable but not required.
  • Ability to read and interpret construction drawings, blueprints, specifications, and contracts.
  • Understanding of project scheduling, procurement, subcontractor coordination, and change order management.
  • Experience with job costing, invoice coding, budgeting, and cost tracking.
