Facility Maintenance Technician
Under general supervision of the Building and Grounds Maintenance Supervisor, performs a wide variety of semi-skilled and skilled building-trades work to maintain, repair, and improve City facilities and equipment. The position supports safe, efficient, and well-maintained public facilities by performing preventive maintenance, diagnosing building-system problems, completing assigned repairs and facility improvements, maintaining work records, and reporting conditions requiring additional resources, specialized contractors, permits, or management direction.
Distinguishing characteristics:
Incumbents in this classification are assigned to the Community Services Department and work primarily on City buildings, associated building systems, and improvements located within or immediately serving those facilities. Incumbents perform hands-on maintenance and repair work, inspect facilities, identify and report maintenance needs, complete assigned work orders, maintain safety-related equipment, operate tools and equipment, and support approved construction and remodeling projects.
Work is performed independently in the field within established procedures, assigned priorities, and delegated authority, with broader scope, compliance, resource, or contractor needs referred to the Building and Grounds Maintenance Supervisor. This classification is distinguished from the Building and Grounds Maintenance Worker classification in that the Facility Maintenance Technician possesses stronger technical knowledge of the tools, equipment, materials, and methods used in building trades and facility maintenance.
Incumbents perform skilled work across multiple building systems and have experience in one or more major trades such as HVAC, plumbing, electrical, carpentry, or general facility maintenance.
Representative Duties
Performs and documents assigned preventive maintenance on building systems and equipment to extend asset life, improve reliability, and minimize operational downtime.Constructs, installs, modifies, or repairs cabinets, doors, counters, furniture, and related components using appropriate hand and power tools.Inspects City buildings and facilities to identify deficiencies and repair needs; completes corrective work within assigned authority; and reports conditions requiring additional resources, specialized services, permits, shutdowns, or supervisor direction.Completes, updates, and documents assigned work orders, preventive-maintenance activities, equipment histories, and asset data within the City's computerized maintenance management system; communicates status, delays, material needs, and recommended follow-up work to the supervisor.Performs journey-level work in at least one trade area and advanced multi-trade maintenance work across City facilities within the employee's demonstrated qualifications and assigned authority.Reads and interprets blueprints, sketches, schematics, specifications, and building plans necessary to complete assigned construction, installation, maintenance, and repair work.Diagnoses, repairs, and maintains HVAC, plumbing, electrical, lighting, mechanical, and related building systems within the employee's qualifications and assigned scope of work.Performs assigned installation, repair, operation, and maintenance of electrical and lighting systems within established procedures, applicable licensing limitations, and safety requirements.Performs assigned installation, repair, and maintenance of building structural and architectural components; reports conditions requiring engineering review, permits, specialized contractors, or work beyond the approved scope.At the direction of the supervisor, supports contractors and vendors by coordinating routine site access, providing available facility information, identifying field conditions, and reporting work status or observed deficiencies; does not independently authorize changes in scope, cost, schedule, or acceptance.Exercises independent technical judgment in diagnosing problems and selecting repair methods, materials, and work sequencing within established procedures, approved work orders, demonstrated qualifications, and delegated authority; refers significant safety, code, cost, operational, or scope concerns to the supervisor.Assists with assigned facility upgrades, remodels, space reconfigurations, tenant improvements, and construction projects under the direction of the supervisor.Performs assigned installation, repair, operation, and maintenance of accessibility-related building features and equipment in accordance with established requirements; reports potential accessibility compliance concerns to the supervisor.Coordinates with team members and the supervisor regarding daily priorities, facility access, shutdowns, materials, work sequencing, and completion status; maintains accurate records of work performed.Performs assigned installation, repair, and maintenance of other facility components and…
