Role Summary
The Project Manager 2 will provide overall direction and leadership on moderately complex projects, or a portion of large construction projects. This position will fully implement and manage the operation and administration of projects in support of the strategy, vision, and values of JE Dunn.
Key Role Responsibilities – Core- Lead all aspects of the company’s safety culture and demonstrate commitment to an injury‑free environment.
- Manage the JE Dunn pre‑start checklist form.
- Support the preconstruction team with quantity take‑off, trade coordination, scope of work development, scope review, bid package development, schedule development, bid list creation, and bid advertisement.
- Lead the plan and implementation of the buyout schedule; verify pricing and scope, identify successful bidders, provide gap analysis against initial scope, and manage issuance of subcontracts.
- Manage the submittal schedule setup; coordinate priorities, review, and approve shop drawings and samples before submittal to architects or engineers.
- Ensure approved submittals are returned to subcontractors and available to the project team per the project schedule and contract.
- Coordinate with logistics to obtain pricing on materials and equipment.
- Confer with risk management to ensure approval or bonding requirements for subcontractors; review decisions with the project leader; provide ongoing risk analysis throughout the project lifecycle.
- Coordinate the various stakeholders of the project including subcontractors, owner, field, design team, vendors, etc.
- Disseminate change requests to subcontractors for pricing and schedule input; gather and evaluate subcontractor pricing to confirm accuracy.
- Prepare, submit, and obtain owner/architect approval for change requests.
- Lead meetings such as monthly project reviews, progress meetings, and OAC (Owner Architect) meetings.
- Complete monthly subcontractor and owner pay application process.
- Prepare project schedule with the Project Superintendent; gather input from the project team, utilize Lean principles as appropriate; develop and update the schedule for preconstruction and construction activities; manage materials, labor, and procurement logs to ensure adequate resources.
- Identify potential schedule impacts including scope, weather, manpower, and changes; facilitate mitigation plans.
- Provide written documentation for decisions affecting budget, schedule, legal, quality, and safety; employ best practices for documentation requirements.
- Provide regular reporting and analysis to communicate overall project status and profitability.
- Prepare monthly cost and margin forecast; review with project team; troubleshoot budget discrepancies to improve financial performance.
- Lead the overall project closeout using best‑practice standards, tools, and processes such as punch list, financials, subcontracts, warranties, etc.
- Interface with regional/company legal counsel as appropriate.
- Gain an understanding of the estimating process from conceptual phase through GMP development.
- Identify, understand, and actively manage project risks.
- Understand and manage the project business plan to maximize financial success.
- Implement and manage components of the operation and administration of multiple or moderately complex construction projects.
- Utilize awareness, experience, and knowledge to identify problems and recommend solutions for team review and implementation.
- Manage deliverables provided by a variety of internal resources and functions such as IPS, logistics, and self‑perform activities.
- Engage in business, industry, and community activities to build and strengthen external relationships.
- Perform work accurately, completely, and timely.
- Communication skills, verbal and written (Intermediate).
- Conduct effective presentations.
- Proficiency in MS Office (Intermediate).
- Apply fundamentals of the means and methods of construction management to projects.
- Thorough knowledge of project processes and how each supports successful project completion.
