Join Asset Living as a Porter to assist in carrying out maintenance processes at the property, including corrective, preventative, routine, and cosmetic maintenance. You will support the make-ready process under the supervision of the Maintenance Supervisor and Community Manager.
Responsibilities- Community Maintenance: perform cleaning, trash removal, general maintenance of grounds, buildings, breezeways, and interior/exterior common areas.
- Respond to resident/management requests and work orders in a timely manner.
- Ensure repairs and replacements for grounds, buildings, breezeways, and common areas are completed promptly.
- Inspect grounds, buildings, and community features daily to identify hazards and address liability concerns.
- Assist in maintaining a preventative maintenance program to extend life of the community and minimize future repairs.
- Understand and follow Asset key policy; maintain a well-organized, adequately stocked maintenance shop following safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices.
- Participate in unit inspections as requested; report violations of community rules to the Maintenance Supervisor and/or Community Manager.
- Utilize resources, equipment, and supplies economically; perform additional tasks as assigned by the Maintenance Supervisor and Community Manager.
- Participate in on-call emergency at the community.
- Customer & Resident Relations: provide excellent customer service and monitor service request turnaround and responsiveness; project a favorable image of the community.
- Enforce community policies as delegated by the supervisor.
- High School Diploma or Equivalent.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly move about to perform tasks and traverse flat and uneven terrain; ability to lift and move objects and operate equipment.
- Work in various positions, including climbing, reaching, and working in tight or confined spaces; ability to work overtime, weekends, and on-call emergencies.
Salary Range: $21 per hour to $23 per hour
