Junior Estimator / Project Manager
Location:
Greater Baltimore Area / Central Maryland
Our client is an established, multi-decade commercial specialty contractor seeking a qualified, driven individual to join their team in a dual Estimator / Project Manager role. The company specializes in commercial interior packages, including drywall, light-gauge metal studs, structural framing, and acoustical ceiling systems across tenant improvements and new builds.
This role handles both the preconstruction and operational sides of the work—performing accurate digital takeoffs and formulating competitive bids, then driving awarded jobs through procurement, field coordination, budget tracking, and final closeout.
Key Responsibilities- Thoroughly review architectural drawings, blueprints, and project manuals to identify scope, inclusions, and exclusions.
- Perform detailed takeoffs to calculate material quantities, labor hours, and equipment costs for competitive bidding.
- Prepare and submit clear, accurate bid proposals to general contractors and commercial developers within bid deadlines.
- Manage assigned jobs from initial preconstruction handoff through submittals, field tracking, and final project closeout.
- Coordinate material deliveries, equipment staging, and project schedules to keep field teams on track.
- Track project budgets, analyze job costs against original estimates, and process change orders promptly.
- Serve as a primary point of contact for general contractors, site superintendents, suppliers, and trade partners to maintain strong working relationships.
- 3-5 years of commercial construction experience with combined exposure to estimating and project management.
- Solid technical background in commercial interior trades: drywall, acoustical ceilings, and tenant fit-outs.
- Strong competency reading, interpreting, and redlining architectural plans, specifications, and project submittals.
- Proficiency with handwritten and digital onscreen takeoff & estimating software (e.g., Plan Swift, or similar platforms).
- Proficient in Microsoft Office, particularly Excel for cost modeling and tracking.
- Dependable organizational habits and practical problem-solving skills with the ability to manage multiple bid deadlines and active projects simultaneously.
- Clear verbal and written communication skills when negotiating with suppliers and collaborating with general contractors.
