COM Technician (Change of Occupancy Technician) Rising View | Bellevue, NE (Offutt Air Force Base) Schedule
Full-Time | Monday‑Friday | 8:30 AM‑5:00 PM.
This position serves as backup for the on‑call rotation as needed.
Burlington Capital Properties is seeking a COM (Change of Occupancy) Technician to join our team at Rising View, a military housing community consisting of approximately 2,000 residential units located on Offutt Air Force Base. As a COM Technician, you will play an important role in preparing homes for incoming military families by completing quality move‑out and move‑in maintenance. This position works closely with the maintenance team to ensure homes are safe, functional, and ready for occupancy while providing exceptional customer service throughout the community.
Responsibilities- Complete change‑of‑occupancy (make‑ready) maintenance on vacant homes.
- Perform repairs including painting, drywall, carpentry, plumbing, electrical, flooring, appliance repair, and general maintenance.
- Inspect homes to identify maintenance needs prior to resident move‑in.
- Ensure homes meet company quality standards and are move‑in ready.
- Respond professionally to maintenance requests and assist with service work as needed.
- Safely operate company vehicles throughout the community.
- Follow all safety policies and company procedures.
- Assist with additional maintenance projects as assigned.
- Provide excellent customer service to residents, vendors, and team members.
- High school diploma or equivalent preferred.
- Previous maintenance, construction, apartment maintenance, or residential repair experience preferred.
- Working knowledge of basic plumbing, electrical, drywall, painting, carpentry, and appliance repair.
- Ability to work independently while maintaining quality workmanship.
- Valid driver’s license with an acceptable motor vehicle record required.
- Ability to safely operate a company vehicle.
- Comfortable using hand and power tools.
- Strong communication and customer service skills.
- Military housing or military community experience is a plus.
Must be able to frequently walk, stand, bend, kneel, climb stairs, lift and carry up to 50 pounds, and work indoors and outdoors in varying weather conditions. Reasonable accommodations may be made to enable qualified individuals with disabilities to perform the essential functions of the position.
